Kaiser Permanente Hawaii Appoints New Home Health Administrator

HONOLULU — Kaiser Permanente Hawaii has promoted Shaun Marsh, RN, from director of patient care services to home health administrator. Marsh now oversees Hawaii’s home health department and actively participates in program development. Her responsibilities include day-to-day operations, strategic development, performance management, systems and utilization management, and ensuring adherence to regulatory requirements.

Marsh joined Kaiser Permanente in 2011 as a registered nurse case manager for hospice and palliative care. Since then, she’s served as quality coordinator for hospice and palliative care, where she was responsible for report analyses and chart audits. Prior to accepting the position of director of patient care services, she was the clinical nursing supervisor for home health.

Marsh is a registered nurse and holds a bachelor’s degree in nursing from the University of Phoenix. She is currently pursuing a Master of Business Administration at the University of Phoenix.

Following England’s devastating loss to Croatia in the World Cup semi-final, Twitter was rife with jokes poking fun at the “It’s coming home” rallying cry of the English fan base.

With a little over 10 minutes to go in extra time of Wednesday’s match, Croatia’s Mario Mandzukic fired a shot into the back of the net to give his team a 2-1 lead over England. The English squad was unable to come up with an equalizer in the remaining time, officially ending their chances of reaching their first World Cup final since 1966.

But as if the loss itself wasn’t crushing enough, it was then that the “They’re going home” memes began to appear. Those rooting against England were all too quick to turn their fans’ cheer of “It’s coming home”—which has risen in popularity throughout the 2018 World Cup—into a taunt.

World Cup Fans Continue to Do the Most With England’s ‘It’s Coming Home’ Chant

With England just one game away from reaching their first World Cup final since 1966, English fans’ cries of “It’s coming home” are only growing stronger.

The chant has its origins in The Lightning Seeds’ 1996 single “Three Lions,” a track that was released to commemorate England hosting the 1996 European Football Championship. But while the song originally poked fun at England’s numerous soccer disappointments, its chorus is now a rallying cry for all those hoping to see the English squad come out on top on Sunday.

As the phrase has risen in popularity throughout the World Cup, fans from around the globe have begun hopping on the “It’s coming home” bandwagon. Even Justin Timberlake tried the cheer out during his Monday concert at London’s O2 Arena.

And because it’s 2018, the chant has also been turned into a meme, with Twitter users superimposing “Three Lions” over famous movie and TV scenes.

After its 2-0 victory over Sweden on Saturday, the U.K. is advancing to the World Cup semifinals for the first time since 1990.

As celebrations rage, and ahead of the team’s next bout, you may have noticed lots of U.K. fans saying, “It’s coming home.” Here’s what the phrase means, and where it comes from.

Origin

“It’s coming home” makes up the chorus of the 1996 song “Three Lions,” by The Lightning Seeds. The song was created, with the help of comedians David Baddiel and Frank Skinner, to commemorate England hosting the 1996 European Football Championship, its first hosting gig since the 1966 World Cup, according to the BBC. With lyrics like, “England’s gonna throw it away, gonna blow it away,” and “thirty years of hurt,” the song was meant to lovingly poke fun at the bittersweet existence of British soccer fans, according to the Independent.

Meaning

The chorus’ iconic line refers to soccer returning to England, its birth home. The game officially branched off from rugby there in 1863, with the creation of the Football Association in England, according to FIFA. That group was soccer’s (or football’s) first governing body, FIFA says.

The song’s title, “Three Lions,” refers to the design depicted on English players’ jerseys.

Today

Though the song is more than 20 years old, U.K. soccer fans still use “It’s coming home” as a rallying cry, echoing through stadiums and social media networks alike. Even Daniel Baddiel, one of the comedians who helped create the song, has joined in the fun to celebrate England’s advancing team.

 

England’s underdog team is set to face Croatia on Wednesday, July 11, at 2 p.m. ET.

Body discovered at home of Giants’ Jenkins

Police are investigating after a body was discovered at the New Jersey home of the Giants’ Janoris Jenkins. The cornerback has been in Florida for two weeks, sources say. The police are investigating the case as a homicide.

Body Found at Home of New York Giants Cornerback Janoris Jenkins

FAIR LAWN, N.J. — A body has been found at a New Jersey home where New York Giants cornerback Janoris Jenkins lives.

The Bergen County prosecutor’s office says it is investigating a death at the house in Fair Lawn, about 10 miles north of MetLife Stadium. Property records show Jenkins has lived at the house the last two years.

The prosecutor’s office says the dead man isn’t the house’s owner. His identity wasn’t immediately released. The office didn’t say where Jenkins was when the death occurred.

A spokesman for the Giants says the team is monitoring the situation but didn’t comment further.

Jenkins played at Florida from 2008-10 before finishing his college career at North Alabama. He was drafted in the second round by the St. Louis Rams in 2012. He played four seasons with the Rams and the last two seasons with the Giants.

Have you ever wanted to feel like the lord of the manor? Classic English decor is an excellent source of inspiration for the aspiring gentleman, and while it has many distinctly masculine elements it is also uniquely suited for a family home with a variety of occupants. 

Classic English interior design is a subject upon which many authors have spent hundreds of pages dissecting. It’s the subject of many glossy coffee table books for a reason – the style has timeless appeal. It’s suited to homes large and small, cozy and formal alike. Secondhand finds, worn edges, collections and bit of dust is all ok!

English Home Interiors: A Style to Suit Every Classic Gentleman

The main appeal of classic British interior design is its longevity. Nearly every style that’s come and gone in the last 500 years is still in use, even if it’s a bit worse for wear.

Ian Russell, the 13th Duke of Bedford, was renowned for his wit and had an insider’s view on English style. (We talked about him here.) In his The Duke of Bedford’s Book of Snobs (now unfortunately out of print), with Brits’ typical self-deprecation, he says that you may open your stately home to visitors, “as long as you permit them to look at old cobwebs and ramshackle furniture in uncleaned rooms”…

I’ve read that the English hate to buy furniture: they just get the needed piece in the attic, left there by an ancestor, and replace it. In general, the style is heavy, blended, and full of details with a distinct emphasis on classic, i.e. non-modern, design. It’s certainly not for the minimalist who doesn’t like collections or clutter, nor is it a modern aesthetic.

English Design Styles

Classic British design conjures images ranging from dark medieval rooms hung with tapestries and hunting trophies to bright formal sitting rooms dotted with high backed gilt chairs in shades of pale yellow and green. Homes decorated in a single style are equally as interesting as those that layer different types of style together. The beauty of the classic British aesthetic is that all these style elements can either remain pure or they can be mixed together.

Let’s take a look at some key elements that you can add to your home to recreate typical British interior design.

Some items are above any argument when we think of a proper gentleman’s home interior, such as the Chesterfield sofa and armchair. It is not a new item: the Oxford English Dictionary says that the word chesterfield was already in use in the 1800s to describe a leather couch.

As you may have imagined, its inventor was the 4th Earl of Chesterfield, Lord Phillip Dormer Stanhope (1694-1773). He was a politician, trendsetter, and writer (his book Letters to His Son on the Fine Art of Becoming a Man of the World and a Gentleman is an amusing read for the aspiring gentry and may be found here). As such, he commanded a local craftsman a sofa that allowed a man to sit upright without wrinkling his clothes. It had deep buttoned upholstery and nailhead trim.

Some say that when he was about to die, he called his butler and ordered him to give his godson, a Mr. Dayrolles, a chair. He took the heavy chair home and his visitors admired the attractive and comfortable furniture, commissioning copies for themselves.

By the way, it became a staple at most Gentlemen’s Clubs in London, together with dark wood panels, crystal brandy glasses, and cigars.

You may find the Chesterfield in its variations – seats with or without buttons, rolled or straight arms, in many colors, with fabric or leather covers. But the classic version – and the one that is more associated with English interiors – is the chocolate leather chesterfield. It gains an heirloom-quality wrinkled patina over time.

(You can find the book here.) A longcase clock will provide you with a comforting chime every hour and give your library an unmistakable Briddish look, connecting you to history.

By the way, the library would be one of the best places to put a grandfather or longcase clock, complete with Big Ben chime on the full hour. You may find them new or old on the web, many made in England.

Every time you order a sandwich at your local burger spot, you should make a mental reverence to John Montagu, 4th Earl of Sandwich (1718-1792). In 1762 (if you want details, it was November 3) he was playing cards – poker, some say – and he didn’t want to leave the table to eat. So he asked his footman for a piece of meat served between two slices of bread so as not to smear the cards and the fast food was invented.

This anecdote shows the importance of a good cards table in a gentleman’s house. But do not think for any moment that the flimsy, folding table will do. It must be a solid piece of furniture, au pair with the rest of the décor, preferably with special places for glasses.

The same applies to a pool table. You don’t have to order a five-digit behemoth table with ornaments that would make a Baroque church blush, but a nice vintage model with new felt and rubber edges will look great. (Do buy new cues and balls; these items are hard to refurbish and not so expensive when new.)

A heavily draped 4-poster bed was once a necessity to keep out the chilly night air in an English country home, and these days the style is still synonymous with the British design aesthetic. Metal and wood are classic choices.

So, an English house would have Persian rugs, for instance, as well as Indian wicker furniture, which looks especially nice on the veranda.

In my view, the library is the center, the heart of a gentleman’s sanctum in a house. It is there that he conducts his business, write, read, have meetings with associates or friends, or simply relaxes after a hard day’s work. Frankly, it’s a far classier version of the basement “man cave” that’s become so popular these days.

The English library may be seen in many movies or TV series, and Downton Abbey quickly comes to my mind as an example of the latter. The shelves and bookcases should follow the style of wall covering used near it, which is usually mahogany or oak. You may use glass-paneled doors in some cases to protect rare books or documents.

Yes, I know it is expensive, but if you have taken the time, effort and expenses to build a beautiful library, go a bit further and slowly, one by one, have your most beloved titles bound in leather: their value appreciates considerably. Try to focus your library on titles related to your favorite hobby or to your work/profession, or on an author, or on a subject. As most stamp collectors will tell you, it is virtually impossible to have a worldwide stamp collection.

I have a friend that collects watches and so his library is full of books on particular watch models or brands; also, it is there that he keeps a few tools to make small repairs or to polish his timepieces.

The desk should be one of the central pieces of the library, if not its most important item. The preferred wood for a desk used to be oak, which is a beautiful wood and develops a nice patina over time. Most desks have a central leather cover to make writing smoother.

Equip your desk with your modern computer and accessories, and decorate it with a bronze or resin statuette of Churchill, Nelson or another favorite historic character. (You may have hesitated when you thought of a Napoleon bust; after all, it’s an English style you are after. But you would have good company: the Old Bulldog himself had a Sèvres biscuit bust of Napoleon on his desk at Chartwell.) The contrast of old and new is interesting and gives your desk an atemporal look.

It’s the second most important gathering space in the house, and it should be designed to both showcase your style and keep your dinner guests comfortable. Take a look at the beautiful closet in the picture above – well, actually, it is more like a dressing room – and you will get the idea. Well, actually it is an optional space, especially if you live in a dry city or area. If you don’t, cursing the fact that someone left the tap in the sky fully open every other day, this place may save you sermons from your significant other.

According to the Britannica online encyclopedia, its extensive use began in the Gothic period, mostly in oak or pine. The same source states that mahogany, as well as walnut, birch, redwood, and others, were adopted in the 20th century.

By the way, pictures are an indissociable part of the English home décor. I decided I won’t do the same mistake, and so I take pleasure in eating with good, beautiful and solid tableware.” It made sense to me.

If you are willing to take the extra effort, have your initials engraved on them: they are a beautiful heirloom.

Conclusion

The gentleman’s English interior is easy to copy, and you can build it up in layers over time. And remember, you don’t have to spend too much to create it at home thanks to the Internet and all the auction and vintage websites. Is Working from Home Right for You? These Do’s and Don’ts Are Here to Help


I work a traditional 8-to-5 office job, and it is taxing in many ways. I have to get up early, make myself presentable and start my commute early enough to reach the office on time. What starts as an eight- or nine-hour workday easily morphs into 10 or 11 hours once I take preparation and commute times into account.

The average commute for an American worker is up to 26.4 minutes according to 2015 U.S. Census data — and that time increases if you live in a metro area. It’s no wonder more employees are asking to work remotely, either on a full-time basis or as needed. Working from home, or WFH, offers numerous benefits to employees — but, as it turns out, offering WFH options also benefits the employer.

Employer Benefits

Global Workplace Analytics evaluated thousands of studies focused on companies who offered work-from-home flexibility. While they found too many to list in this article, the main benefits included an increase in productivity among employees, fewer people calling in sick (and therefore less lost time) and a reduction in burnt-out employees.

Steve Pritchard, HR manager at Cuuver, brings up some additional benefits for employers. “Giving employees the opportunity to work from home if they wish is great for helping to retain staff, especially those who have quite a long commute to work,” he explains. “You can list it on your job advertisements as one of your company benefits, which will help to attract a high caliber of applicants.”

Another perk for employers concerns sick-day usage. “If a member of staff doesn’t feel up to coming into the office but they can get work done from home, this means you aren’t a man down – this makes for a massive perk for both the business and the employee,” says Pritchard.

As far as managing remote employees, Pritchard thinks it’s doable. “Naturally, it can be harder to manage remote workers, so the best way to do this is to implement a progression tool,” he says. “Whether it’s a Google Calendar or specialist software like Zoho or Trello, remote workers can feed into the system what work they are doing, how long it is going to take them and when it will be completed by. Phone calls also help everyone to stay connected when working from home.”

Employee Benefits

The benefits of working from home for employees are probably pretty obvious. You save time (and money) on your commute, you don’t have to adhere to a dress code (though some clothes are preferable) and you can hang out with your dog (or cat, no judgement here).

But there are hidden benefits to working from home that you might not have considered.

As The Muse points out, working from home doesn’t mean you’re stuck in your office all the time. It’s actually a great and flexible way to still get work done when you’re traveling. You can also take your laptop outside and get some work done when the weather is nice, instead of being stuck inside a stuffy office.

I spoke with Dahna Heineman, senior security program manager at DXC Technologies, to learn more about the benefits of working from home for employees. Heineman has been working from home full time for five years and loves the benefits it provides her.

Heineman has no commute and spends less than ever on things like makeup, hair products and dry cleaning. She’s also found that working from home has allowed her to become more attuned to changes in tone of voice.

Heineman also appreciates the ability to work uninterrupted from home. “No one randomly pops up at your desk to interrupt your train of thought while you are working on a security product workflow for multiple services and regions,” she says. “No office noise around or people chatting in the background make it easier to concentrate.”

Drawbacks

Of course, just because working from home can be beneficial for workers and their employers doesn’t mean everyone can (or should) do it. While Heineman generally likes working from home, she acknowledges that there is also a downside.

No commute might sound heavenly to many workers, but it could actually be detrimental. “You have zero time from when you stop working to decompress,” explains Heineman. Rather, you go straight from work life to family life without stopping to take a break.

And while working from home gives you the peace to concentrate on the task at hand, it can also be lonely. “No one ever pops up to give you a break, a laugh or interact with you,” says Heineman. If you’re a social person this can be extremely demoralizing.

Working from home could also mean you take fewer breaks throughout the day. For lunch, Heineman says, “You tend to grab your food, eat it alone and not take a full hour as your break.” Additionally, you could end up “schedul[ing] back to back calls and never even stand[ing] up for six hours.”

This can lead to issues with your health — both mental and physical.

Do’s and Don’ts

If you’re lucky enough to have an employer that supports working from home, you need to be aware of some do’s and don’ts to make sure you don’t take advantage of the policy and potentially ruin it for your co-workers.

Do get ready for work in the morning.

Diane Gottsman writes in an article for HuffPost that getting dressed, brushing your hair and washing your face can help you get in the right mindset for the workday. It might be tempting to work in your pajamas, but putting on pants and a shirt will tell your brain that it’s time to work rather than lounge.

Do make sure you are available during regular business hours.

“Your availability to colleagues should be no different when working remotely than it would be if you were in the office,” Barry Chignell writes in an article for CIPHR.

Don’t skip your lunch break.

“You have the luxury of being more flexible with your day,” writes Gottsman, “but sticking to a routine, which includes planning for healthy meals, will enable you to work more resourcefully than wandering around the house for a cup of noodle soup or a few handfuls of chips.” You’ll enjoy the mental break and will return to work ready to conquer your busy afternoon.

Do create a home office.

“Preferably, you need natural light and a door, so that you can separate your work from your home life when the workday is done,” writes Bill Murphy Jr. in an article for Inc. It might be tempting to work from your couch, but having a designated office space in your home will help you focus on the task at hand.

Don’t get distracted.

Sure, it’s easy enough to do a few chores throughout the day when you’re working from home, but make sure you’re still putting in your hours. “Whether you work in a brick-and-mortar building, local coffee shop or your personal domain, it’s up to you to control your personal disturbances,” explains Gottsman.

That means turning off the TV, staying off social media and scheduling breaks if necessary to take care of things around the house.

Working from home isn’t for everyone, but if you have the right mindset it can be a very rewarding experience. Whether your employer allows the occasional remote day or lets you telecommute full time, make sure you stay productive and switched on when working away from the office.

How to Maintain or Improve Your Home Equity

We’ve talked a fair bit lately about home equity loans, what they are, how they can be used and how to access funds for cottage, condo or home renovations. Home equity loans can be a great option for many financial situations but in order to qualify for a home equity loan, you have to first have equity in your home! Here are some things you can do to build or protect the equity in your home.

1. Make a large down payment. If financially possible, put down 20% or more when you purchase. Now only will you save on interest and mortgage insurance, but you’ll start with more equity right from day one.

2. Make your mortgage payments. Obviously this is a no brainer, but every month when you make your mortgage payment, the principal amount owing lowers and the equity in your home increases. If your lender does not apply a prepayment penalty, consider paying a little extra each month. Not only will this lower the principal and increase your equity faster but over time, it can save you a substantial amount in interest fees. Next time you buy or refinance, consider taking a shorter, 15 year term. Your monthly payments will be higher but you will build equity faster and pay much less in interest over time.

3. Increase the value of your home with improvements that actually add value. For this, you’ll need to do your research. Large, expensive renovations often cost more then they are worth when it comes to the value of your home. Smaller projects, like repairing damaged items, replacing outdated fixtures, adding attic insulation or cleaning up unmaintained landscaping can all help improve the value of your home without a huge expense.

4. Maintain your home to protect your equity. Don’t put off repairs or maintenance tasks as the long term damages can lower the value of your property which in turn means less equity!

You Don’t Have to Spend a Fortune to Foster Mindfulness at Home


Are you the type of person who likes to dream about all the fancy ways you’d upgrade your home if you suddenly came into millions of dollars?

I sure am. I’d redo my entire kitchen and build walk-in bedroom closets even if it meant putting an addition on the house.

You know what’s never occurred to me, though? Putting a reflecting pool in the backyard or stringing up a hammock in my own open-air yoga studio.

But those are some of the things Jeny Mathis built into her Chattahoochee Hills, Georgia, house in her quest for circumspection and tranquility.

“When you build and design a house, you can design it in a way to cultivate mindfulness,” Mathis told The Wall Street Journal.

Mathis isn’t an outlier in the mindful-housing trend. According to The Wall Street Journal, architects are building similar spaces into luxury homes across the country.

For instance, the article also mentions a group of “wellness residences” under construction in Palm Beach, Florida, that include showers infused with Vitamin C, heated reflexology floors and more.

Other luxury homes around the country come equipped with perks like a meditation studio, bird sanctuary or massage room.

Those are cool amenities if you can afford them, but they’re vastly outside of my meager home- improvement budget.

Of course, if you’re a regular reader of The Penny Hoarder, you know we like to find ways to pamper ourselves and practice mindfulness without emptying our bank accounts in the process.

If you enjoy living like royalty on a provincial budget, give these relaxation and mindfulness ideas a try.

  • Vitamin C-infused shower heads can cost upwards of $ 100. For that amount of money, I expect it to be made out of hand-forged metal collected from a tiny mining village in the Alps. I’d rather make my own bath bombs for less than seven bucks and climb into the tub.
  • Meditation studios and massage rooms are cool and all, but why spend good money to build space in your house for something you’ll only use once or twice a day? A pair of earbuds and a relaxing adult coloring book will set you back only about $ 20. Take them into your closet, sit on the floor and you’ve got yourself a sensory-deprivation chamber — only less wet.
  • Fashion your own relaxation grotto for a whole lot less than it costs to hire an interior designer to create an expensive in-home spa. You could even rent it out to friends for a nice little side hustle. That is, if you don’t mind other people wearing your bathrobe.
  • A dedicated yoga studio? Please. All you need to get your down dog on is a yoga mat and six feet of floor space. Depending on the size of your bathroom, you could limber up right next to the tub before you jump in.

We know practicing mindfulness keeps us happy and healthy. And you can’t put a price tag on that.

Unexpected costs can catch you off-guard, too. Your contractor pulls up the floor in your bathroom and suddenly you need new subflooring and mold removal too—not exactly the kind of surprise you were hoping for.

All of those elements make it more difficult to estimate the true cost of repairs and renovations ahead of time. However, although it may be impossible to project final costs to the dollar, it’s certainly easier to stay within budget if you understand the factors that can influence your costs.

Additionally, learning how to read your estimate and compare it to other bids will help you get the best price without sacrificing quality on the job. Below we outline some of the most common hidden costs and teach you what you need to know about estimates so your home improvement projects come in well within budget.

Ballparking Costs Before You Get an Estimate

Your contractor’s estimate will allow you to more precisely pinpoint the total expense of your remodel. But just so you don’t get caught off guard, it’s a good idea to approximate the costs on your own first.

Typically, you can expect to spend at least $ 200 for each square foot of the renovation, although that number may be higher if you’re planning major structural changes or want to add or move plumbing fixtures. Of course, that’s not a very precise estimate, especially considering how your region, the materials you use, and the complexity of your renovation or repair will impact your project costs. Here are some tools you can use to gauge baseline costs more accurately.

An architect, for instance, may be willing to meet with you and draw up a few sketches for your project, which you can then have formally drawn up yourself by an architectural drafting service.

Coming to a contractor armed with a clear plan and a more precise idea of the materials you want will help mitigate costly mistakes and communication errors between you and your contractor.

Give Yourself Some Cushion. As we discussed earlier, home improvement projects can catch you off guard with unexpected costs. For this reason, it’s always wise to save (or borrow) more than you think you’ll need. Most experts recommend you save at least 10 to 20 percent of the estimated cost of your project.

Factors That Can Affect The Cost of Your Project

As we mentioned up top, one reason it’s so difficult to predict actual costs for a project is that there are a lot of variables at play in determining the final cost. Everything from where you live to the type of HVAC unit you choose can be reflected in the price of your project.

The Way You Finance Your Project. Ideally, cash is the most cost-effective payment method for a home improvement project, since you won’t have to pay any interest or fees. However, if you’re preparing for a major renovation, like an addition or kitchen remodel, it may take years to save the money you’d need to pay upfront in cash, especially without a  credit line. Meanwhile, you may need the expediency of a credit card or loan to cover an urgent repair.

If you’re planning on borrowing money for your project, you’ll need to factor in the additional costs of interest and loan fees. Depending on the size of your improvement project, that could add several thousand dollars to the final cost. Here are some other factors that will affect how you finance a home remodeling project.

Your Location. Regional prices affect the costs of certain projects, but your home’s specific location influences them too. For instance, you may pay more if your home is situated in a remote area that’s difficult for your contractor to get to, or if your contractor must drive a long distance to pick up materials or must have them shipped to the jobsite.

The Materials You Use. A marble countertop is always going to be lot more expensive than laminate. The materials you choose for your project can certainly impact your final price, but luckily, they’re also one area you have some control over.

It’s a good idea to research particular materials and equipment and their average prices before you begin your remodel, especially if you’re trying to stay within a certain budget.

The Complexity of Your Project. Large remodels cost more—understandably, since they require more time, and your contractor charges for labor. However, there are other factors to consider. Kitchen and bathroom remodels tend to be more expensive than bedrooms, for instance, because these rooms often include complicated plumbing systems, electrical wiring, and appliances.

Your contractor may have to subcontract some of this work to other professionals, which can increase the price. If there is any demolition, restoration work, or additional construction necessary to complete your project, that will also add to the cost.

The Age of Your Home. Building codes change pretty frequently, so if your home is over ten years old, there’s a good chance your interiors have fallen out of code.

In many places, contractors are required to bring working systems up-to-date, so don’t be surprised if he or she tells you that there are electrical outlets that need to be upgraded or wiring that’s out of whack. Depending on the scope of the updates, this can definitely inflate your project budget.

How to Save Money on Your Project

While some aspects of project planning are unpredictable, there are variables you can control to build a more cost-effective budget. Below, you’ll find a few ways to beat project bloat and shave costs off your project.

Streamline Your Project Scope. When you start sketching out a repair or improvement, it’s easy to get carried away and add in addition frills or side projects that can up the final price. Keep your project objective simple and focused, and you’ll reap the benefits on your budget. You may also be able to plan more-complex projects in phases, as well, offering more time to save up in between.

Use a Professional Design. As mentioned before, consulting with a professional architect or interior designer for some initial sketches or plans can save you some money on certain remodeling or construction projects. Make sure to check that your designer or architect offers this kind of tiered consulting, as some do not, and will expect to be kept on retainer throughout the duration of the project.

Choose Inexpensive Materials. Planning ahead can save you money (and stress) in the long run. Be sure to understand your options for various materials, appliances, fixtures and finishes, particularly in regards to price.

Take Advantage of Rebates and Tax Incentives. Certain projects may earn you tax credit through your federal, state, or local government. This is often the case with projects that improve the energy efficiency of your home. For example, homeowners who are looking to finance a solar panel installation are currently eligible for a solar tax rebate worth up to 30% of the cost of their system installation. Your local energy provider may also offer rebates for customers that install energy efficient features and appliances throughout the home. If applicable, you can also qualify for a housing grant. 

Other projects that may qualify for rebates or discounts through your local government include weatherproofing projects, such as windows with shatterproof glass. Check with your local government or energy provider for more information.

Do Some of the Work Yourself. From a general finance perspective, DIY is always a simple way to cut costs, as long as the project is within your experience level. Many homeowners find they’re able to shave costs off their estimate by shouldering some of the workload themselves. Usually this amounts to finishing work: painting, installing tile or flooring, adding moulding, swapping out fixtures and other tasks that homeowners can easily do by themselves. You may also be able to save money by taking over demolition work, as well, but make sure you know what you’re doing first. Always let experts handle complicated plumbing or electrical work, as well as structural changes.

Ask Your Contractor for Help. Contractors typically have some resources at their disposal to get you better rates for materials. Often, they have well-established relationships with vendors, and are able to negotiate better prices on your behalf. Additionally, they may have leftovers from other projects that they’re willing to let you have at significantly discounted rates. Talk with your contractor about your budget concerns and ask them for suggestions on materials savings.

What You Need to Know About Estimates

The bulk of your budget should be based off your contractor’s estimate. The process of gathering initial estimates from several contractors offers a more precise way to gauge the final cost of your project. If you get three estimates, one for $ 5,000, one for $ 5,500, and one for $ 6,000, you have a pretty good baseline for your final tally.

Initial estimates. Unless you’re looking at some type of emergency repair, it’s recommended that you do gather somewhere between three to five initial estimates from different contractors for each project. Keep in mind that these “initial” estimates are more like ballpark figures. Your contractor may have to adjust them somewhat when they write your final estimate or bid. After giving you a ballpark figure, your contractor may provide you with a more detailed estimate that breaks down your price per square foot. Or they may offer an estimate of time and materials—or, in some cases, a different kind of bid called a fixed-price proposal.

Time and Materials Estimates. Time and materials estimates, or T&M estimates, break down the details of your cost by—you guessed it—the time and materials needed to complete the project. Each task associated with the job should be broken out as a separate line item. Other items, such as trash removal, cleanup and other services, should also be shown. Each line item will have an associated cost next to it, adding up to your final total.

T&M estimates are a fairly common type of project estimate. The easy-to-understand format makes them easy to compare between contractors. After reviewing several different estimates, you should get a pretty good feel for the type of tasks associated with your project and about what you can expect to pay for each.

On the other hand, though, because there’s no defined scope of work built into a T&M estimate, your final costs could potentially overrun your estimate, especially if you’re not keeping careful track of your project timeline and documenting your contractor’s progress. This is one reason it’s important to read customer reviews and ask for references before you hire a contractor. You can use these resources to separate unreliable, lax contractors from upstanding ones who stick to their estimates.

Fixed-Price Proposals. Some contractors do not provide time and materials estimates. Instead, they’ll prepare a fixed-price proposal, also known as a bid. Bids briefly describe the scope of work and materials used—and of course, a final cost. They usually don’t break projects out by line item because the price is fixed. That means that once you accept the bid and sign a contract, the contractor cannot change the cost or the scope or work without an additional document, known as a change order.

Because of this, however, contractors may include some built-in cushion in their bids to make sure they don’t lose money on materials or labor. Therefore, the cost in a fixed-price proposal may be slightly higher than the price quotes in a time and materials estimate.

On the other hand, fixed-price contracts are typically tied to a fee schedule that is paid at regular intervals throughout the duration of the project. That can make costs more predictable and manageable for large projects.

Understand How Your Contractor Affects Your Budget

Regardless of the type of proposal your contractor provides, it’s important that you are able to work well together. The foundation every good relationship is trust, so you’ll want to do your homework and research your contractor’s reputation before you sign a contract. Here are a few tips for choosing a contractor and working with them while your project is ongoing.

Choose a Trustworthy Contractor. Hiring a reputable contractor is one way to save, at least when you take the long view. A bad one can leave you holding the bag for a major repair, not to mention putting your family’s safety in jeopardy.

In general, you shouldn’t use cost as the deciding factor when you choose between contractors. Contractors who offer cutthroat estimates are usually going to make up for it somehow, either with lax quality or poor materials. Instead, judge each contractor by their experience, recommendations, and references. You can also contact our representatives to be connected to a group of qualified contractors who can get your project underway.

Keep the Communication Coming. Don’t put your project on autopilot after the contract is signed. Poor communication is the number one cause of unexpected costs, so make sure you’re checking in regularly with your contractor and discussing the progress and what happens next.

Check if your contractor’s okay with texting so you can stay in touch throughout the workday. After you talk to the contractor, jot down whatever was discussed and any questions you have. That way, you can make sure all issues get addressed—before the final paint job goes on.

Don’t Change Your Mind Mid-Project. One day you want to knock out the wall and put in a master bath. The next day, you’re totally sold on a privacy divider wall. Remodeling your home is a major decision, and it’s understandable to feel jittery about committing. That said, you won’t be doing your budget any favors—or making your contractor very happy—if you change your mind constantly from one day to the next.

Your contractor should help you plan your remodel in detail before work begins, but be sure to run over your priorities and goals for your project. If it’s a large remodel, chances are good that you’ll make revisions to this plan at some point. But try to hammer out the major details before the contractor starts ordering materials. Otherwise, your he or she will write up a change order, charging you for new materials (on top of the old ones), as well as billing you for new labor costs and consultation time required to make the change.

Although home improvement projects are often unpredictable, the more time you’re able to spend planning, the less stressed you’ll feel. Taking the time to gauge project costs and plot out a clear payment plan will save you plenty of headache in the long run—and that ease of mind is priceless!

This Teacher Ditched the Classroom to Make $500 a Week Tutoring From Home


Every weekday morning, Jen Ross rolls out of bed around 5 a.m., throws on her familiar orange uniform shirt, breaks out her guitar and and walks five feet to her office, where she teaches English to students who live 7,200 miles away.

From her home in Mount Dora, Florida, Ross teaches Chinese children as young as 4 years old how to say words like apple, banana or monkey — or simply strums G, C and D chords while an especially energetic tyke writhes with joy.

She also has students who can carry on full conversations, dreaming about visiting the Statue of Liberty or Ross’s native Florida while teaching her about the biggest landmarks in China. She teaches the English language, but also the very concept of a conversation.

Ross does all this while working as an independent contractor for the online education company VIPKID, which the former public school teacher turned from a side gig into a full-time job last August.

Now, working for the company that employs 30,000 remote tutors, she’s able to pursue her true passion of writing and working toward a masters in fine arts while making $ 22 an hour — more than $ 520 a week, working 24 hours for VIPKID.

“And now I can live the stay-at-home dog life,” Ross says with a laugh.

The workload is a huge leap from her time as a public school teacher.

Here’s How This Teacher Ditched the Classroom for VIPKID

“I loved it,” she said. “I loved building relationships with the students and seeing them learn.”

To them, she was Ms. Ross, the guitar-strumming teacher who sang songs about writing.

But outside the classroom, she was burned out from 60- to 80-hour weeks and the lack of vacation. If she wanted to take time off, arranging for a substitute teacher — if she could find one — was often more work than it was worth.

“I always wanted to write, but I didn’t have the time or mental energy to write — at all,” says Ross.

In 2016, she quit teaching and took a job at a local Allstate office, where she learned to sell insurance. It was soon after that she saw an ad for VIPKID on Facebook.

After watching encouraging videos of current tutors on YouTube, she signed up. Two weeks later, she started the journey that would lead her to a true work-from-home lifestyle.

Every day, thousands of teachers open up half-hour teaching blocks (lessons are 25 minutes long), then VIPKID users log in and choose the teacher and timeframe they prefer. (We’ll have more on how to make the most of this system below.)

VIPKID provides teachers slides and a lesson plan for each teaching block.

Because Beijing is 12 or 13 hours ahead of U.S. Eastern time (depending on daylight saving time), you’re best to do the lessons early in the morning. But weekends offer more flexibility, because the Chinese students aren’t in school.

VIPKID teachers earn a base rate of $ 7 to $ 9 per block they teach. But you can also earn a $ 1 incentive for each block if you teach 45 classes a month and another $ 1 if you finish the classes on time.

Ross, who just got a raise, makes the maximum amount per block: $ 11, or $ 22 an hour.

VIPKID requires a bachelor’s degree, one year of teaching experience, high-speed internet and the ability to pass a background check. But you don’t need to know Chinese.

8 Tips to Get the Most out of VIPKID

Ross doesn’t make her full income through VIPKID. She also teaches two guitar lessons and tutors four local students every week.

But she was able to finally quit that insurance job in August 2017, thanks to the $ 500 a week she was bringing in through VIPKID.

“At first, it was really scary,” she says. Now, she’s a pro.

Here are 10 tips and tricks Ross shared for aspiring VIPKID teachers to make the most out of the tutoring service:

1. Find a VIPKID Veteran for Advice

At first, running a gauntlet of back-to-back 25-minute teaching blocks can seem overwhelming. Having a friend, family member or former colleague who is teaching through VIPKID to guide you will help immensely, Ross says.

“Find someone who knows what they’re doing,” she suggests.

There are also plenty of helpful videos on YouTube.

2. Find an Original Angle for Your Teaching Style

You’ll be competing with thousands of other remote teachers for the attention of Chinese parents, so having an original bio and teaching style will keep regulars coming back.

Ross uses her guitar and sometimes plays along with students who break out their own instruments during a lesson. Here’s an example of a VIPKID-sanctioned musical number:

That definitely slaps with an electric guitar under it.

Ross also uses puppets during lessons, because the really young student might not even understand the concept of a conversation. She can summon a funny voice and use her puppets to help set the stage for the lesson of the day.

3. Stick With Mornings or Evenings — Not Both

As mentioned earlier, you have more flexibility working on the weekends. But Ross suggests picking either mornings or evenings to avoid burnout.

“Unless you don’t like sleep,” she says.

4. Be Prepared

You’ll get summaries of the lessons before you actually have to start teaching — so learn them!

Ross has been doing this long enough that she knows most of the lesson plans, but being unprepared can turn a 25-minute lesson into a stressful teaching experience.

5. Learn How to Pace Yourself

It’s a big learning curve trying to figure out how to limit — or stretch — a lesson to 25 minutes.

But Ross suggests not sticking to the allotted one-minute-per-slide rule and moving forward if your student finishes a slide early. That way, you’ll have time to linger on slides they’re struggling with. If you have some time left over at the end of the lesson, go back over some of the material you covered.

6. Pick the Amount of Work That’s Right for You

Ross tries to fit in 24 hours of VIPKID a week, working in a few hours each morning or evening, depending on daylight saving time. This offers several benefits: She’s guaranteed the $ 1 incentive and makes more than $ 500 a week.

But even if you only teach a few hours per week, the income can put a dent in your cable, utility or cell phone bill at the end of the month.

7. Recruit Qualified Friends

Ross has only recruited five or six of her fellow teachers, but this is another way to make extra cash with VIPKID.

You can make $ 50 to $ 60 per referral. Plus, you can serve as their mentor and help them get through their first few weeks on the job.

8. Get Ahead of Your Taxes

As an independent contractor, you’ll receive a 1099 form from VIPKID to file your taxes — which, regardless of this being a side gig, you do have to do.

Since she started working from home (and way fewer hours than the 80 per week she previously taught), Ross says she’s completely changed her lifestyle.

“I eat healthier and I exercise more,” she says. “There are so many things that go along with the whole package here.”

Later this month, she’ll take a vacation to Asheville, North Carolina. She’ll pack for the cooler weather and bring headphones and her computer.

And, of course, a few puppets, in case she wants to pick up a few VIPKID teaching blocks.

“There’s nothing like being able to pass the joy I have for reading, writing, and learning or playing guitar on to a kid,” Ross says. “There’s nothing that can match that feeling, and I’m so glad I found a way to keep doing that that’s more conducive to a healthy lifestyle.”

Home Improvement Financing Options

It’s no secret that home improvement can be expensive. Depending on the type of project you’re trying to accomplish, your job could easily run five figures or more. On the more affordable side of the spectrum are simple, inexpensive projects like a new entry door or new garage door replacement, both of which average under $ 3,500, according to Remodeling Magazine’s 2018 Cost Vs. Value Report. On the more expensive end, projects like additions and remodels average costs as high as $ 256,000.

While that represents a significant investment, many homeowners find that the improved comfort, performance, and aesthetics are well worth the price. Some energy efficient projects can even decrease the cost of your energy bills, saving you money in the long run. Furthermore, when it comes to a necessary improvement such as a new roof or HVAC system, delaying a project until you’ve saved the money isn’t always an option.

Fortunately, paying out of pocket isn’t your only option. Your finance options will vary depending on your specific project, but using a home equity loan or line of credit, personal loan, FHA mortgage or loan, mortgage refinance, or credit cards are all popular ways to afford a home improvement when paying in cash isn’t possible. Of course, that means you’ll need to decide which method is right for you. Below you’ll find a detailed guide to your financing options to help you pick an option that’s right for your household.

Pay What You Can in Cash (and Reap State or Federal Tax Deductions or Credits)

As with most major purchases, paying in cash is best, since it will help you avoid interest and fees that could drive up the final cost of your improvement. Of course, that’s not always convenient or practical, especially with a larger project.

However, if you are able to pay a portion of the project cost in cash, you should do so. Lenders will often offer a lower interest rate if you put money down. Additionally, it will lower your monthly payments and, of course, you’ll be able to pay the full amount faster. You can also combine your cash payment with one of the following loan or credit options.

If you choose to pay cash in full to make an energy efficient improvement, you may be eligible for a rebate from the federal government, your state or local government, or your energy provider. For instance, if you’re looking for ways to finance solar panels, you’re in luck. Homeowners who install solar may receive a tax credit worth up to 30% of their project cost. Your state or local government or electricity provider may have a similar rebate or credit program for solar, or for energy-efficient windows, HVAC, insulation or smart thermostats. Home Equity Loans

A home equity loan is what people are referring to when they say they’ve taken out a second mortgage on their home. If you have equity in your home—in other words, if you’ve paid off a portion of your first mortgage—a lender may allow you to borrow a percentage of your home’s current value. In return, you agree to put up your home as collateral.

The math gets a little tricky if you’re still paying off your current mortgage. Essentially, here’s how it works: most lenders allow you to borrow up to 85% of your home’s current value. Some home equity loans will go as high as 100%, but that rate is unusual. This percentage is known as your home’s loan-to-value (LTV) ratio, and it varies depending on your financial institution. For instance, let’s say you bought your house for $ 300,000, and your lender agrees to provide an LTV of 85%. Assuming that price matches the current value of your home, you’d be able to borrow up to $ 255,000—theoretically.

That $ 255,000 is only hypothetical because the actual value of your home equity loan depends on the remaining loan balance on your first mortgage. Let’s assume, for instance, that you’ve already paid $ 100,000 on your home, leaving a $ 200,000 balance on your first loan. Your lender will subtract the $ 200,000 from $ 255,000, leaving $ 55,000 of available equity that you may borrow from.

Interest rates for home equity loans vary, depending on your lender and your credit history. However, you can expect to pay slightly higher rates than on your first mortgage. On the plus side, most home equity loans have fixed interest, which means you’ll pay the same rate throughout the life of your loan. The rates are also typically more favorable than those applied to personal loans. You should be aware, however, that there may be closing costs and fees associated with your loan.

Home equity loans make a good choice for a home improvement project, if:

  • You’re planning a large project, improvement or renovation (a job that will cost over $ 10,000).
  • You have established equity in your home.
  • You feel comfortable borrowing against your home.
  • You think you’ll be able to pay off an additional mortgage.
  • You have a good credit history and have been paying your mortgage on time.

Home Equity Lines of Credit

Another way to borrow against your home’s value is to use a home equity line of credit, or HELOC. Although many people confuse HELOCs with home equity loans, they’re not quite the same. A HELOC is not necessarily a loan, but more similar to how a credit card works. The advantage to establishing a line of credit is that you can borrow multiple times once approved.

As with a home equity loan, your provider will typically offer 85% of your home’s current value, minus your remaining loan balance. However, whereas a home equity loan offers a one-time lump sum of money, the available credit on your HELOC is replenished as you pay off the balance. That means you can potentially draw from that amount to pay for additional projects in the future, much like you might with a credit card.

The key to a HELOC is that many providers offer them with a variable interest rate—that is, the interest rate you pay is subject to change from month to month. The value of that rate is set by the market using public indexes, such as the prime rate or the U.S. Treasury bill rate. Interest is calculated daily, similar to a credit card. Some providers may allow you to convert to a fixed rate after a portion of the balance is paid off.

Most HELOCs also stipulate a draw period, a fixed period of time during which you can access funds on your line of credit. After the draw period expires, you’ll either have to renew your credit line, pay your principal balance in full, or begin making monthly payments to pay off your principal. Again, your lender may charge you closing costs or fees to open your line of credit.

Home equity lines of credit make a good choice for a home improvement project, if:

  • You need a large sum for your home improvement projects.
  • You plan to pay for multiple improvements or projects with your home equity.
  • You’re comfortable putting your home up as collateral.
  • You don’t mind a variable interest rate.

Title I Loans

A home equity loan or line of credit doesn’t always make the best sense, particularly if you need to make an improvement on a newer home where you have little to no equity. For these situations, the US Department of Housing and Urban Development offers an alternative solution: Title 1 Loans.

Title 1 loans allow you to borrow up to $ 25,000 to make alterations, improvements or repairs on your existing home. Surface alterations, like paint, flooring, cabinets and other small aesthetic improvements are not typically eligible for Title 1 loans. Additionally, someone will need to have occupied the home for at least 90 days in order to qualify.

Your loan is insured by HUD and issued by a list of approved private lenders. If you decide to borrow more than $ 7,500, you must secure your loan with your mortgage deed or a trust on the property. The maximum loan term allowed by the government is 20 years.

Interest rates for Title 1 loans are fixed and determined by market rates in your area when you apply for your loan. However, like most Federal Housing Administration loans, the interest rates are typically fairly high, especially since the FHA appends a mortgage insurance premium of your loan, applied to your interest rate. The FHA may also look at your debt-to-income ratio before accepting your application.

Title 1 loans make a good choice for a home improvement project, if:

  • You want a loan, but have little-to-no equity in your home.
  • You plan on spending no more than $ 25,000.
  • You plan on making a functional improvement, repair or alteration, not surface changes.
  • You have a debt-to-income ratio under 45%.
  • You feel comfortable with the idea of potentially securing your loan with the deed to your mortgage.

Energy Efficient Mortgages

A Title 1 loan is not the only way to receive an FHA-insured loan for improvements. If you’re planning to make changes that will improve your home’s energy performance, you may be eligible for a second mortgage insured by the FHA or the Department of Veterans Affairs (VA). Known as an Energy Efficient Mortgage (EEM), these loans can be used to fund energy-efficient projects around the home.

The only catch here is that only certain improvements qualify. However, projects like solar panels, high-performance HVAC systems, and energy-efficient windows are often eligible. Typically, the FHA will require you to have a home energy assessment performed beforehand to help you select qualifying energy improvement projects.

Like a Title 1 Loan, an EEM is backed by the government. Loan amounts top out at 5% of either the adjusted value of the home, 115% of the median price of a home in your area, or 150% of the Freddie Mac conforming loan limit, whichever is the smallest amount.

EEM loans are offered as either 15 or 30 year fixed-rate mortgage or as an adjustable rate mortgage. All mortgages are administered by FHA-approved lenders. Therefore, you must have an acceptable credit score in order to qualify.

Energy Efficient Mortgages make a good choice for a home improvement project, if:

  • You plan on making an energy-efficient improvement on your home.
  • You have a fairly good credit rating.
  • You feel comfortable taking on a second mortgage on your home.

Personal Loans

If you’re not comfortable with the idea of a home equity loan and have a good credit score, a personal loan is a worthy alternative to a home equity loan. Personal loans are unsecured, which means you don’t have to put up your home as collateral. Instead, your loan is secured by your credit history, stocks, bonds, certificates of deposit, savings account, pension or retirement account.

Terms and interest rates for personal loans vary depending on your FICO score and loan provider. In fact, interest rates may go as low as around 2.5% or as high as about 36%—a huge range. Typically, the terms on a personal loan are much shorter, with maximum payback periods topping out at around seven years.

Personal loans make a good choice for smaller projects, since lenders frequently administer these types of loans for a few thousand dollars. The minimum amount for a home equity loan, on the other hand, amounts to around $ 10,000.

Personal loans make a good choice for a home improvement project, if:

  • You’re trying to fund a smaller project, improvement, or repair.
  • You’re not comfortable taking out a second mortgage or securing your loan with your home.
  • You have a fairly good credit score and credit history.
  • You plan to pay back your loan in the next few years.

Cash-out Refinancing

Once you have established some equity in your home, you have the option of refinancing your mortgage to adjust your payment amount, interest rate, terms, and loan amount. That last part is the key: you can potentially refinance your loan for a higher amount than your previous mortgage, and take out the difference in cash.

Typically, you’ll need to have established at least 20% equity in order to qualify. Additionally, unless you need to make an urgent repair, it really only makes sense to refinance if you can get a lower interest rate on your refinanced mortgage. Be sure to review current mortgage rates before you apply.

Cash-out refinancing makes a good choice for a home improvement project, if:

  • You have at least 20% equity in your home.
  • Mortgage rates are lower than when you first bought your home.
  • You’re using the project to improve the value of your home.

Contractor Financing

Some larger contractors also offer their own payment plans. These loans may be interest free for a fixed period—usually between 12 to 18 months. After that period, the interest rates tend to be fairly high, typically around 28 to 29%. You may also owe backdated interest at that rate. However, if your contractor offers loans serviced by a third-party lender, the rates may be much more amenable—some range between 4 to 12%.

Contractor financing make a good choice for a home improvement project, if:

  • You trust your contractor.
  • You are able to pay off your loan before the interest-free period expires, or you are able to secure a good interest rate through a third-party lender.

Credit Cards

For many homeowners, the obvious choice to afford a home improvement project is to use existing or new credit cards. Credit cards are convenient since there’s no loan approval process to go through. That makes them attractive if you need an immediate repair completed.

However, you may have higher interest rates on your credit cards than you might with a home equity line of credit or other loan. Additionally, it can damage your credit score to carry high balances over time on your credit cards.

Credit cards make a good choice for a home improvement project, if:

  • You have little-to-no established equity in your home.
  • You do not have time to wait for the approval process for a loan.
  • You have a favorable credit limit and low interest rates on your existing credit cards.
  • You’re planning to pay for a smaller improvement or repair.
  • You will be able to pay off your balance quickly.

Loans for Low Credit

It is possible to get a home improvement loan with less-than-sterling credit. Some lenders will administer personal and home equity loans to recipients with poor credit scores—a few go as low as 580. However, you may have to contend with higher interest rates on these loans.

You’ll also want to consider your debt-to-income ratio—essentially, the amount of monthly debt payments you make on credit cards, mortgages, car loans and other debts versus the amount of income you earn every month. Typically, a debt-to-income ratio under 43% is considered “good.” Depending on your lender, this may be a determining factor in whether or not you’re able to secure a loan. Do make sure to do your research before applying for an alternative loan, since some “bad credit” loan providers have less-than-upstanding reputations.

If you have high monthly home payments, you may want to think about refinancing your mortgage before applying for a loan. You can also apply for a debt consolidation loan to minimize your monthly payments. And of course, it doesn’t hurt to start taking some steps to repair your credit, such as obtaining a copy of your credit report and making plans to pay on time—or contacting your creditors if you can’t.

Here’s Why More Renters Aren’t Buying the American Dream of Home Ownership


At the top of the latest housing survey from a Federal Reserve Bank branch sits a cheery headline: “Housing continues to be viewed as a good investment.”

It’s not so cheery in you dig into the data behind Federal Reserve Bank of New York’s annual Survey of Consumer Expectations Housing Survey, released last week.

The percentage of U.S. renters who are unwilling to consider buying a home jumped from 16.1% to 19.2% between 2017 and this year. That number is the highest its been since the survey launched in 2014.

A great deal of the change comes from older folks.

The ratio of people 50 and older who want to buy a home declined to about 67% this year from 74% in 2016. That makes sense considering you might not want to take on a 30-year-mortgage when you’re older.

But if you look deeper into the responses to the New York Fed’s questionnaire, you’ll see a bigger problem that is all too familiar to us at The Penny Hoarder: Many people can’t afford to even consider buying a home.

The Crux of the Problem

So why aren’t renters jumping at low mortgage rates and prodding from financially savvy mothers-in-law to buy a home and start building equity?

Nearly half of those surveyed in the New York Fed’s annual housing study cited too much debt and a lack of savings as reasons they wouldn’t be jumping into the housing market. That number is up from 39.9% in the 2017 survey.

And we all know wages have been lagging employment growth. Last year, 40% of those surveyed said they don’t make enough money to start house hunting, while 47.1% said the same in 2018 — a staggering seven-percentage-point increase.

Renters are also increasingly worried about their credit, as the number of folks responding that they didn’t have good enough credit to buy a home jumped to 38% from 20% in 2017. And the percentage of renters who think getting a mortgage would be very difficult grew 12 points during the same time period.

And here’s the kicker: Renters say they aren’t very concerned about housing prices dropping or their job security. In other words, debt is killing the American dream for many renters, not the economy.

How to Solve the Problem

Energy-efficient Upgrades for Your Home this Earth Day

Did you know that the typical American family spends close to a whopping $ 2,000 on home energy bills every year? Even worse, much of that is wasted through leaky windows and doors, poorly insulated attics and crawl spaces, and inefficient appliances. But there are plenty of ways you can reduce the amount of energy your home uses. These 12 tips will save you money and decrease your carbon footprint as soon as you put them into practice, so that you can make an energy-saving difference on Earth Day—and every day.

Insulate your attic, crawl spaces, and walls

Most homes in the U.S. lack sufficient insulation and suffer from too many leaks. According to EPA’s Energy Star program, the accumulation of wasted energy from all the leaks and crevices from the average home equates to having a window open every day of the year! If you can’t figure out how much insulation you need, use this DIY tool to conduct a free energy audit, or get recommendations from your utility company to hire a professional auditor. You’ll end up with a report telling you what “R-value” you need to save energy on heating and cooling.

Seal duct leaks

In addition to insulation, you need to seal up the spaces around the ducts that move heated and cooled air around your home. Most houses suffer from “leaky duct syndrome” and lose 20 to 30 percent of the air they condition. You can seal ducts yourself if you’re handy; look online for how-to videos that will give you the specifics. But many companies also specialize in providing this service. If you get a professional home energy audit, the auditors should also be able to recommend a company to do this for you.

Weatherstrip windows and doors

You can also upgrade to storm doors and double- or even triple-paned windows. It’s pretty easy to tell if your doors and windows are letting cold air in. All you need to do is run your fingers along the edges of the frames. If you feel a cold draft, you’ve got a leak. It’s inexpensive to seal leaks using products like caulking and weather stripping that you can buy inexpensively at your hardware store.  You can also use insulating curtains. If your windows can’t be fixed, get estimates from companies that specialize in energy-saving storm doors and windows before you make the switch.

Install a programmable thermostat

This is one of the most cost-effective steps you can take because it makes saving energy so easy. Heating and cooling together account for anywhere from 35% to 45% of your home’s energy costs. You can cut that in half or more when you automatically set your thermostat to use less heat in winter, and less air conditioning in summer. So keep the house a little cooler at night when you sleep and a little warmer during the day when you’re out or at work. The thermostat may cost between $ 50 and $ 150, but it will save you $ 100 to $ 300 a year on energy.

Plug into energy-saving power strips

Power strips can save energy you might otherwise waste on lighting and keeping small appliances, computers, and other electronics plugged in and drawing power even when they’re turned off. Some power strips are equipped with timers so you can schedule them to turn on and off automatically. “Occupancy sensor” timers are triggered to go on and off when you leave or enter a room. You can also turn power strips on and off manually. These devices are not expensive, but before you buy, check with your local utility. Some electricity providers provide power strips at a discount or rebate a portion of the retail price.

LED lighting

Replace incandescent light bulbs with LEDs

If you’re still using incandescent light bulbs, you’re wasting as much as 10 times more energy on lighting than you should. Plus, LEDs can last for a dozen years or more. Install a bulb, then forget about it. LEDs cost slightly more than compact fluorescent bulbs, which are also efficient. But over time, they’ll save more money than CFLs and last longer. Plus, unlike CFLs, LEDs do not contain mercury. This handy chart will help you choose the right LED to meet your lighting needs, especially in the living room, bedroom, kitchen, bathroom and porch.

Insulate your hot water tank

If your water tank doesn’t have an R-value (insulation level) of at least 24, wrap it with an insulating blanket or pre-cut jacket. The insulation will only cost around $ 20, but you’ll quickly make that up in the 4%-9% you’ll save in annual water heating costs.

Set your water heater to 120 degrees

Most water tanks heat water to 140 degrees F. But that’s unnecessarily high. You can wash clothes in cold water, and most dishwashers have a booster heater. Plus, you’d scald yourself if you took a shower in such hot water. Lower the temperature on your water heater to 120 degrees F. Depending on what energy costs you, the U.S. Department of Energy says you’ll save between $ 12 and $ 30 a year annually for each 10 degrees reduction.

Install high-pressure, high-efficiency showerheads

These showerheads reduce water volume but not the experience of taking an indulgent shower. They’re a particularly good investment when there are multiple people in your home, especially if you all shower every day. Look for models that have a 1.6 GPm flow rate and a full spray pattern.

Maintain your HVAC system

Keep your furnace and air conditioner working in top notch condition with regular tune ups and parts replacements as necessary. At a minimum, change the air filter every 3 months, as a dirty filter will slow down air flow and make your system work harder to keep the temperatures inside your home comfortable.

Plant trees

As we’ve pointed out here, trees can reduce air conditioning needs by as much as 35% because they’re so effective at blocking the sun’s radiation. In fact, the U.S. Department of Energy says three properly placed trees could cut your energy costs by $ 100 to $ 250 a year, which will more than make up for the cost of planting the tree.

Get a new refrigerator

Refrigerators use much more electricity than your stove, dishwasher, washer or dryer. There are a few ways you can improve how well they work, such as cleaning the coils regularly and keeping the freezer full. But especially if your refrigerator is older than 10 years or so, consider upgrading with a newer, more efficient model. Before you do, check with your local utility company to determine whether they offer rebates to help you defray the cost. When I replaced my old refrigerator recently, my utility gave me $ 150 for buying the most efficient refrigerator available to meet my needs, plus an extra $ 50 to recycle the old appliance.

When the time comes to replace any of your major appliances, including your water heater and HVAC system, choose the highest-efficiency model in your price range. Consult EnergyStar for makes and models that meet the federal agency’s standards for both energy savings and performance.
