How to Wear Spring Looks in Cold Weather

In Seattle, Spring weather is variable at best. There are some sunny and mild days, but generally things don’t warm up till May or June. It can snow in March, and perpetual rain and grey skies are guaranteed. In fact, Spring is colder than Autumn. And since the wet cold is worse than the dry cold, it feels chilly around here for a long, long time. This can put a damper on your Spring style.

I’ve learned to dress more Spring-like in Winter weather, despite the cold and wet. Of course, feel free to continue wearing dark, insulating and heavy Winter clothes and footwear when it’s cold in Spring if that’s your preference. No need to change up your look for the sake of a changing season unless it lifts your mood and you want the refresh.

The trick is to stay warm and covered in lighter, shinier and brighter colours, and crisper fabrications. Here are my favourite ways of achieving a toasty Spring look:

1. Lighten Neutrals

Switch to wearing lighter neutrals across all sorts of wardrobe items. Think shades of tan, white, pearl grey, bright, olive and taupe across items like outerwear, jackets, bottoms, knitwear, footwear, handbags, scarves and belts. Switch to denim in lighter washes of blue. If these neutrals are too light for your taste, throw in shades of cognac.

Wear weatherproof footwear in light neutrals. Sperry and Sorel make amazing weatherproof boots in cream and white. I have a pair of cream duck boots from Sperry and they’ve been sublime to wear in snowy Salt Lake City and Park City.

2. Brighten Outerwear, Knitwear & Bottoms

Brights, jewel tones, mid-tones, dusty mid-tones and pastels across a range of wardrobe items are fab to wear in Spring because they break up the monotony of wearing dark neutrals all Winter. Most of these colours look great with dark and light neutrals.

Wearing bright cashmere knitwear, wool coats, trench coats and bright bottoms makes sense in Seattle because we can wear them for a while. For example, I’m wearing the heck out of my new COS watermelon cashmere pullover and Boden tomato red jeans because they are perfect for a cold Spring day with white boots and outerwear. I’m wearing my tomato red, shocking pink, citron and cream wool coats a lot too.

3. Wear More Pattern and Pattern Mix

There’s something about wearing floral, gingham and bold striped patterns that make me feel like Spring is in the air, especially when I style them with brights and light neutrals. I also like to pattern mix with classic patterns.

4. Wear White Jeans

If you don’t wear white jeans in Winter, wear them in Spring. They magically make most items that you wear with them look crisp and fresh. Wear them with solid or pattered dark neutrals, brights, pastels, mid-tones, jewel tones and earth tones. Unless you’re wearing a dark neutral up top, lighten the footwear with white jeans.

5. Throw in Metallic Footwear

Metallic boots are amazing to wear on a cold Spring day when it’s not snowing, frosting or raining cats & dogs. Think silver, pewter, gold or rose gold boots, sneakers, loafers, oxfords or pumps. Adding high shine to an outfit makes it look interesting and glam.

6. Add Spring Scarves

Chunky woolly scarves look very Winter-y, so swap them out for silkier and cotton-rich versions. Wearing them in pastels, brights and light neutrals is an even better idea. They do wonders keeping out the chill and look chic too.

7. Layer under Crisp Blouses

On a milder Spring day, I like to break out a pretty long-sleeved floral blouse because I don’t wear blouses in Winter. I layer underneath them with camisoles or a thermal tee, and wear a Spring scarf and coat for extra insulation. It feels good to wear crisp woven fabric instead of knitwear.

8. Wear Nude-for-You Hosiery

I wear nude hose under Spring dresses and flared skirts with light-coloured booties or loafers Sometimes I layer nude hose under nude fishnets. I also wear nude knee-highs under cropped pants and jeans with sneakers, loafers, pumps and booties to give the illusion that my ankles are bare, but are secretly warmly insulated.

9. Lighten Lipstick & Refresh Your ‘Do

Change up the colour of your lipstick to something lighter, softer and less earthy, just for fun. Refresh the colour or style of your hair if you’re bored with your ‘do. Or head over to a Laura Mercier counter and refresh your make-up for the warm-weather season.

10. Rock a Fun Raincoat & Umbrella

Don’t underestimate the stylish effect of a fabulous raincoat and umbrella. Retailers are doing a much better job of making rainwear look chic and fun, and less like unattractive gear. Rocking rainwear lifts your spirits and chases away the blues. Throw in a pair of cheerful wellies too.

In any given year, it’s not uncommon to see a number of conflicting reports concerning upcoming iPhone features. This, of course, isn’t terribly surprising given that Apple early on in the development cycle will often test various prototype designs with different features. Indeed, this is the reason why, in the build-up to the iPhone X unveiling in 2017, we saw some reports claiming Apple was going to release a device with Touch ID built into the display itself.

With that said, one of the more interesting iPhone 11 rumors we’ve seen pop up over the past few months centers on Apple potentially ditching the tried and true Lightning port for USB-C. More recently, though, credible reports have indicated that while that may happen in the near future, Apple with the iPhone 11 will stick with the Lightning connector.

Say What Now? Man Arrested for Trying to Smuggle an Orangutan on an Airplane

A Russian man thought he could get away with smuggling an ape on a plane.

Andrei Zhestkov, 27, stuffed the stowaway — a sleeping orangutan — in his luggage, officials at Bali Airport in Indonesia said.

He had a few other traveling companions: two live gekkos and five lizards.

Officials quoted the man-agerie as saying he wanted to keep the two-year-old male primate as a pet.

Conservation official Ketut Catur Marbawa said Zhestkov was “prepared, like he was transporting a baby.”

He took along baby food and allergy pills, which he fed his prospective pet to make it sleep.

Zhestkov, who had been planning to fly back to Russia, claimed the protected animal was given to him by a friend who bought it for $ 3,000 at a street market in Java.

Orangutans are endangered and Zhestkov could face as much as five years prison and a $ 7,000 fine.

Can you imagine if the orangutan woke up mid-flight? Chaos.

Years ago, I worked as a live-in babysitter for a couple of months. I didn’t have to dress up like Mrs. Doubtfire, and the kids were OK, but the experience still might be part of why I chose to never have children.

However, if you like being around kids more than I do, you could make decent money as a baby sitter. By the end of 2018, Care.com found that the national average hourly rate for a baby sitter was $ 15.83, which was more than a 30% increase from $ 12.07 rate in 2013.

And that’s just the base rate. But more on that later.

All this is to say that babysitting is no longer just a business for teenagers; as an adult, you may be more likely to find work.

How to Become a Babysitter

What makes a good babysitter? Yes, you should like children. But it’s not all fun and games, according to Connie Fong, vice president of brand, Care.com, who notes that newbies to babysitting should brush up on those invaluable soft skills.

“Taking introductory courses can help aspiring sitters learn the key skills to babysitting, like responsibility, problem-solving, decision-making and leadership,” Fong said in an email. “Places like the American Red Cross offer classes in child care that cover the basics of caring for kids and even better, many classes can be found online.”

When you’re just getting started, word-of-mouth is one of the best ways to boost your babysitting business and to find new customers. Provide great service to friends, family and neighbors, then ask them to refer you to their network of parents.

Depending on your location, you may find opportunities posted on Monster.com and Indeed.com. You can advertise your services for free on Craigslist.

If you don’t want to go it alone, there are several online platforms specifically set up for connecting parents and baby sitters, including Care.com and Sittercity. Both offer free membership options as well as paid versions that include background checks and improved placement.

When setting up your profile on babysitting sites, include more than the basic facts to attract parents who are looking for specific work history and personality traits that are a good match for their family, according to Fong.

“Share information beyond, ‘I like caring for kids,’” Fong wrote in her email. “[Babysitters should] include more specific details such as their years of experience, the types of responsibilities they have had, and special skills or passions that may help with the job.”

So maybe all those arts & crafts classes could finally pay off.

How Much Can Babysitters Make?

Your pay rate will depend on a variety of factors, including the following:

  • Location. You can charge more in cities with a higher cost of living. The Care.com calculator suggests the rate for babysitting one child in San Francisco, California, is $ 21 per hour, while in Toledo, Ohio, the going rate is $ 13.50 an hour.
  • Number of kids. You can typically charge $ 1 or $ 2 more per hour, per kid.
  • Age of sitter. Adults earn more.
  • Time. Late night and on-demand schedules typically result in higher pay. You can also charge a premium for high-demand nights like New Year’s Eve.
  • Additional qualifications.According to a 2017 Care.com Babysitter Survey, 66% of parents say they would pay more for a sitter with CPR and safety training,” Fong wrote.
  • Additional responsibilities. You can charge a higher rate for going above and beyond regular babysitting duties, such as picking the kids up from school or helping with homework.

Which Should You Be: Babysitter, Nanny or Daycare?

The line between being a baby sitter and a nanny can be a tough one to determine, but the more important question is whether you’re an independent contractor or a household employee.

First, if you don’t get paid more than $ 2,100 by any one client in a year, you’ll normally be considered an independent contractor, which means you’ll need to pay the self-employment tax along with your income tax.

If you earn more than $ 2,100 per year from one client, then the IRS considers in-home caregivers to be household employees, which means your employer has tax-compliance responsibilities like payroll taxes.

However, the IRS says, “A worker who performs child care services for you in his or her home generally is not your employee.” So babysitting in your own home makes it clearer that you’re an independent contractor and that the parents won’t need to deal with payroll taxes.

If you do decide to babysit kids in your home, you might be classified as a daycare operator, in which case you may need a license and have other legal complications. Each state has its own laws covering daycare, and you’ll want to make sure you’re on the right side of them.

For example, child care law in Illinois specifies that you need a license from the Illinois Department of Children and Family Services (DCFS) if you care for more than three children (your own are included if they’re under 12 years old). So if you live in Illinois and want to avoid the need for a daycare license, simply limit your service to watching three or fewer kids.

Consult a tax specialist if you’re in doubt about your status.

Whatever path you choose — babysitter, nanny, daycare provider — there’s plenty of responsibility involved when it comes to caring for other people’s children, so it shouldn’t be a job you enter into half-heartedly.

You may not be able to retire early on a baby sitter’s income, but expect your bonuses to come in the form of hugs and cookies — not a bad deal.

  • Cutting your grass short. Shorter grass will make it easier for your contractors to use a magnetic nail finder to recover any nails or staples that go astray during your siding replacement.
  • Clearing all items away from your home’s exterior, including potted plants, patio furniture, and gardening equipment.
  • During your siding removal and installation, the interior walls of your home may shake. Consider Removing pictures, shelves, and valuables that may risk falling.

Get Clarity on the Warranty, and Ensure It’s Part of the Price

You can always negotiate with your contractor on the price of a successful project before signing a contract. Discuss your budget with your siding contractor. Agree that any unexpected project expenses will be presented in writing to help you remain within your budget. Surprises, in other words, shouldn’t surprise you or your contractor, and they should definitely not surprise your investment.

Warranties will also impact your quoted cost. Most installers offer manufacturer’s warranties that protect you from faulty equipment. Some might offer additional guarantees for the installation, as well, covering potential damage to your house. Be sure the quoted warranty is clear in what it covers—and in what it doesn’t. Additionally, use the warranty as a bargaining chip.

A lower price should elicit a short length warranty and a higher price one that is longer. A 50-year warranty might be too long and a two-year warranty might be too short. The particulars of your system and your siding installation needs dictate these numbers more than anything else. Discuss them thoroughly with your contractor.

Reputation is Everything: Does Your Siding Installer Pass Muster?

Your business is their business—and while this siding installation could stay with you (or at least your house) for decades, it will also build, or continue to build, their reputation into a prosperous business.

A veteran siding contractor might be well endowed with repeat business and a booked schedule. Younger companies and contractors might be more willing to reduce their price and elongate their warranties for a solid project like yours.

Many knife-pleated skirts have elasticated waistbands, which is why wearing a welted pullover that blousons over the waist is a great idea. This styling technique is comfortable and casually elegant. It allows you to have a meal and camouflage a fuller and rounder tummy. It’s also a great way to lengthen a shorter waist. Add heels or dressy flats and Bob’s your uncle.

4. Pretty and Fluid: Crystal Pleat

A crystal pleat is less voluminous, and also lies quite flat against the body. It’s particularly fun in tulle. Here, a longer top with a welt is worn over the skirt to create a dropped-waist effect. This might be the most comfortable of the four outfits, and is forgiving of midsection lumps and bumps. It gives the skirt a casual integrity without sporty additions like sneakers. Adding white mules and bag is gorgeous, but finish off the look any way you like. Add jewellery, scarves, eyewear and watch as desired.

I’m much more of a dress gal than a skirt gal, but I’m all over the sunray-pleated midi this year. I wasn’t interested in wearing one for the longest time, and then bam — now I want one. Denver and West Virginia Deserve Praise for Voting on Blockchain

As the world waits to learn what is contained within the Mueller report, the culmination of Justice Department special counsel Robert Mueller’s investigation into Russian interference in the 2016 U.S. presidential election, it seems appropriate to expand on last week’s column about the security of electronic voting systems.

I recently spoke to Nimit Sawhney, CEO and cofounder of Voatz, the blockchain-based, mobile voting software provider, whose technology West Virginia piloted during last year’s general midterm election. Sawhney came up with the idea for the project with his brother when the two competed in–and won–a hackathon at Austin’s SXSW festival in 2014. Since then, Sawhney has formally established a company, based in Boston, to develop the product.

Voatz’s technology is making inroads. Sawhney’s 14-person team recently won over Denver, Colo., as the second testing ground for its voting system. The city is trialling the app in its May 7th municipal election, early voting for which starts–today!

I asked Sawhney why he decided to incorporate a blockchain into his system. He says it’s so that IT administrators within and outside his company can’t manipulate or delete records at will. Voatz uses so-called permissioned ledgers, meaning only authorized parties can operate them. In this case, the voting database is distributed across 32 computing nodes running the Linux Foundation’s Hyperledger Fabric and Hyperledger Sawtooth software on machines hosted by Amazon Web Services and Microsoft Azure. Voatz stewards the nodes alongside select nonprofits that act as independent monitors, a small cadre Voatz hopes to expand to include other major stakeholders–political parties, media entities, and others–over time.

While Sawhney says he’s excited about the potential of public blockchains, like Ethereum, to become part of the infrastructure of elections, his prospective customers are more wary. “Early feedback we received from election officials was that they were very uncomfortable with nodes running in potentially unfriendly part of world,” Sawhney tells me.

Sawhney believes blockchains can imbue the electoral process with greater transparency. The technology “gives citizens the ability to audit an election,” he says, noting that ballots submitted through Voatz return digital receipts that allow voters to verify their intentions. “You have a sense of trust that is backed by irrefutable mathematics rather than somebody telling you, These are the results and you must believe them,” Sawhney says.

Electronic voting systems are not bulletproof, however. Threats resulting from vulnerabilities, hackers, and physical coercion raise grave security concerns. Yet, conversely, these systems bear obvious benefits. They’re much more accessible than paper-based ballots, at least to smartphone owners. And they hold promise for enfranchising citizens who are disabled, traveling abroad, or serving in the military.

Despite the advantages, many security professionals find it impossible to overlook the risks. Sawhney understands critics’ objections. “No system is 100% safe,” he concedes. But, to this, he adds an addendum: “That’s true of paper-based systems as well.”

“We realize there are lots of opposing forces–people who hate and disapprove of what we’re doing,” Sawhney says. But, he continues, “we feel this is really important and needs to be done for progress to happen.”

All technologies are double-edged swords. The trick lies in blunting the blade when one falls into the hands of adversaries.

Besides, if Estonia can do it, maybe the U.S. can too.

Things you should definitely not pack while traveling

If you’re getting ready to set off on an adventure and travel the world, then there’s a high chance that you’re equal parts excited and equal parts frazzled. After all, worldwide explorations take a huge amount of planning and prepping, and you’ve probably read every travel blog, every article, and every reviewing site to learn everything you can about where you’re going and what to expect when you get there. In fact, you’ve probably read hundreds of articles that tell you what you should pack in your case or your backpack for an adventure. But what should you NOT pack while traveling?

Expensive jewelry

If you’re planning on traveling the world and living out of a backpack, you don’t need the fancy things in life. You’re going to be wearing the same few clothes, and you don’t want to have to lug around a giant bag that gives you chronic back pain. So, there’s no need to pack your expensive jewelry. Not only will you not really need it (unless you just happen to bump into the Queen), but you also don’t want to risk it getting lost or stolen. Don’t make yourself a target to thieves and pickpockets.

Hiking boots

Of course, this one doesn’t apply if you are literally going on a hiking adventure. Although hiking boots may seem like the perfect shoe to add to your backpack, they can actually end up being your biggest regret. Because these shoes are big and bulky, they will take up valuable space in your backpack and leave you with less space to pack the essentials. As well as this, they aren’t really necessary. Normal sneakers or flat shoes should serve you well within any terrain, whether you’re walking along the beach or plodding through a new city.

Extra toiletries

When you’re packing for an adventure, it can be easy to fill your bag with all kinds of mini soaps and shampoos. You never know when you’re going to need them, so it’s best to stock up, right? Well, not quite. Although these can prove to be handy when you need them most, it’s actually better to simply buy the bare minimum and then buy as you go along. There’s no use filling up your backpack with small bottles that are full of liquid because we bet you’d rather smell for a few hours than ruin all of your clothes!

A large towel

It might seem like a no-brainer to add a large towel to your packing list. After all, you’re going to need to shower, and you’re probably going to be showering in a large communal space with other hostel users besides you. However, these towels can be big and bulky, and sometimes they can take up almost all of your backpack space. Don’t worry though, because you don’t need to air dry. Swimmers towels are the perfect alternative, because they are extremely absorbent, but also extremely small.

If you’re packing for your travels right now, take a step back and ask yourself: Do I NEED these items?

Turkey’s Black Sea coast: food to drive for

A cinematic landscape of monasteries, mountains and lakes offers a delicious slice of Anatolian life and makes for a superb culinary road trip

It was the talk of a traditional sweetshop that did it. In the Black Sea port city of Sinop, where boats have names like Masallah and Seref Kaptan, I had just finished a plate of mantı, large, soft dumplings topped with melted butter, chopped walnuts and thick, silky yoghurt. As I floated happily on a carb cloud, the waiter handed me a marzipan-style sweet (“a gift, you are our guest”) crowned with half a walnut. It was the handiwork of master confectioner Mehmet Gürbüz, whose shop, Sekerci Mehmet Gürbüz, run by his son, stands opposite the dumpling purveyor, Ornek Mantı. Mehmet himself, I was told, looks after his original wood-panelled shop in a small town called Boyabat, an hour inland.

What Credit Score Do You Need to Buy a House? We’ve Got the Details

Whether you’re eyeballs-deep in mortgage paperwork or you’re just beginning to consider (figuratively) kissing your landlord goodbye and buying a home, one question is probably weighing heavily on your mind: What credit score is needed to buy a house?

The answer is — like practically everything about real estate and the homebuying process — complicated.

Lenders do care a lot about your credit score because it tells them how you’ve managed money in the past. The lower your score, the higher your risk of defaulting.

But the truth is, there’s no one magic credit score that guarantees you’ll be approved for a mortgage.

And while your credit score is one of the most important factors your lender considers when you apply for a mortgage, that three-digit number isn’t the only thing that determines whether you’re approved or denied.

Wait, What’s a Credit Score? And What Credit Score Is Needed to Buy a Home?

First things first: A credit score is a number that tells creditors how likely you are to repay debt.

But you do not have just one single credit score. You have three scores, one with each of the major credit bureaus: Equifax, Experian and TransUnion. The scores are generated by FICO, a data analytics company, using information provided by each bureau.

But where it gets tricky is that lenders often use industry-specific versions of your score. That’s because your risk of defaulting on a home loan is different from your risk of not making your car payment.

FICO scores range from 300 (relax, there’s almost zero chance yours is this low) to 850. As of 2015, the average credit score was 695, according to ValuePenguin.

You’ll typically get the best rate and terms on a mortgage if you have good credit — usually about 760 or higher.

But what’s the lowest credit score you can have if you want to buy a house? Let’s say it all together now: It’s complicated.

You may have seen advertisements for homebuyer programs with low minimum credit score requirements.

We’ll discuss the requirements for specific programs later, but for now, let’s look at the increasingly popular FHA mortgage, which is a loan insured by the Federal Housing Administration known for its low down-payment requirements and credit score leniency.

You can qualify for an FHA loan with a 3.5% down payment with a credit score as low as 580 — which is considered a poor credit score.

But having a 580 credit score does not guarantee you will be approved for an FHA loan or any other mortgage. That’s just the minimum for the federal government to insure your loan.

Each lender has its own criteria that determine whether you’re approved for a mortgage, and with a 580 credit score, it would probably be difficult to find a lender to approve your mortgage.

Consider the following Credit Sesame survey of 600 people who applied for a mortgage:

Of those who applied for a $ 150,000 mortgage, 62% of respondents with a credit score in the “fair” range (650-700) were denied. Applicants with a “good” score of 700-750 were denied 23% of the time. Meanwhile, 91% of applicants with a score below 550 were denied.

The bottom line is: There’s no absolute minimum credit score to get a mortgage, but the higher your score, the better your odds are of approval.

Do Mortgage Lenders Look at All Three Scores?

It depends on the lender. Some will just pull one score; others use two or all three. If your lender pulls two scores, it will usually use the lower one. If it pulls all three, your middle score will typically be used.

Can You Get a Mortgage if You Don’t Have a Credit Score?

The frustrating thing about credit is that paying your rent, utilities and other bills on time doesn’t help you build a credit history.

According to ValuePenguin, about 1 in 7 adults in the U.S. have no credit score, typically because they haven’t used credit in at least six months.

If you don’t have a credit score, it will be difficult (but not completely impossible) to get a mortgage.

If you have a history of paying your bills on time, you may be able to qualify for an FHA loan with no credit history, although it might be tough to find a lender.

You’re more likely to get approved through a smaller lender, particularly one that offers manual underwriting, which basically means that a human, rather than an algorithm, decides whether you’re approved.

What if I’m Applying for a Mortgage With a Spouse or Someone Else?

Your lender will look at both of your credit scores — which means that if your spouse or any other co-applicant has a low credit score, it could disqualify you.

If your partner has bad credit, one workaround would be to leave them off the application, meaning the home and debt would be solely in your name.

You could always refinance and add them as a co-borrower once they improve their credit.

What Other Factors Do Mortgage Lenders Consider?

Your credit score can absolutely make or break your application.

That said, lenders want to know A LOT about you before they approve you for what’s probably the biggest purchase of your life. Here are some other factors they’ll consider.

Income

While lenders have different requirements, a good rule of thumb is that your principal, interest, property taxes and insurance payments (both property and private mortgage insurance), plus homeowner association fees if applicable, shouldn’t exceed 28% of your pretax income.

Debt

Lenders want to make sure you don’t have too much debt. That’s why they pay close attention to your debt-to-income ratio, which is the percentage of your gross household income that goes toward minimum debt payments.

To get a qualified mortgage — that is, one that complies with the Consumer Financial Protection Bureau’s regulations that were designed to make sure borrowers could afford to repay their loans — you’ll need a debt-to-income ratio of 43% or lower.

You may still be able to get a mortgage if your debt-to-income ratio is higher than 43%, but it’s likely to come with high fees and other risky features.

Down Payment

Chances are, you won’t need the traditional 20% down payment. But if you can afford it, it does come with lots of advantages: lower interest rates and monthly payments, and you might not need private mortgage insurance.

We’ll get into specific types of mortgages and how much you need to put down for each later, but the median down payment for first-time homebuyers is just 6%, according to the National Association of Realtors. And some programs allow you to put down even less.

If you have a weak credit score, a larger down payment could help you get a mortgage loan for that new home.

Employment History

Your lender will typically want to see at least two years of continuous employment before approving you.

This doesn’t necessarily mean you need to have stayed in the same job for the two years before you get a mortgage, although if you’ve recently switched to a completely different field, this could make your lender nervous.

Minimum Credit Score by Mortgage Type

The government “backs,” or insures, some mortgage loans, such as the FHA loans we discussed earlier.

With these loan programs, the government guarantees lenders that they’ll get paid even if borrowers default.

As a result, riskier borrowers with lower credit scores are able to get mortgages they might not qualify for otherwise. These are known as unconventional loans.

A conventional loan is a mortgage that isn’t backed by the government. That means banks have stricter criteria for approval.

They typically require that these loans meet the standards set by Fannie Mae and Freddie Mac, the giant government-controlled companies that buy up loans and sell them on the secondary mortgage market.

(Fun fact: Your bank or credit union will probably sell your home loan on the secondary mortgage market, rather than holding on to it for the life of the loan.)

Below are the minimum requirements for each type of loan.

Remember, though: These are just the minimum requirements that the government sets to back unconventional loans. In the case of conventional loans, they are the requirements set by Fannie and Freddie to repurchase loans. Your bank or credit union will often require a higher score.

Conventional Loans

If you qualify for a conventional loan, you’ll pay lower interest rates. You can also often avoid paying an upfront mortgage insurance payment, which many unconventional loans require.

Conventional loans typically require a down payment of at least 5%.

Minimum credit score: 620-640

FHA Loans

These FHA-insured mortgages have smaller down payments and closing costs than conventional loans, but you have to pay an upfront mortgage insurance premium of 1.75% of the loan’s value.

Also, your monthly payment can’t be more than 31% of your gross monthly income.

Minimum credit score: 500 if you put 10% down; 580 if you put down 3.5%.

VA Loans

The U.S. Department of Veterans Affairs insures parts of mortgages for active-duty military, veterans and surviving spouses.

No down payment is required, but you have to pay an upfront funding fee of 2.15% to 2.4% of the loan unless you qualify for a waiver.

Minimum credit score: No minimum score is required by the VA, but lenders usually require a score of 620.

USDA Loans

The U.S. Department of Agriculture (USDA) backs mortgages for homes in certain rural areas through this program. No down payment is required.

Minimum credit score: No minimum score is required by the USDA, but lenders usually require a 640.

How Your Credit Score Affects Your Mortgage Rate

The lower your credit score, the higher you can expect your interest rate to be on your mortgage. That’s because your interest rate is based in part on how risky you’re considered as a borrower.

FICO has a handy mortgage calculator that shows you how much interest you can expect to pay on a mortgage loan based on your credit.

As of Feb. 1, 2019, if you have a credit score of 760 or above, you could expect to pay an annual percentage rate (APR) of 3.979% on a 30-year fixed loan of $ 150,000. But if your credit score is between 620 and 639, your APR would be around 5.568%.

You may be thinking: “So what? What’s a measly 1.6 percentage points?” Well, consider how your interest rate affects your payment over the life of the loan:

In the example above, having a credit score of 760 or higher would save you more than $ 50,000 over 30 years compared with if your score was in the 620-639 range.

4 Steps for Improving Your Credit Score Before You Buy a House

So, what if you’ve checked your credit score and what you found was less than desirable? You can improve your score. It’s not going to happen overnight, but these tips can help.

1. Make On-Time Payments No Matter What

Your payment history is the most important factor in determining your credit score, accounting for 35% of your score.

Set up automatic payments for at least the minimums using your bank’s online bill-pay system so you’re never late on a payment.

2. Look for Errors on Your Credit Report

More than 1 in 5 consumers have at least one possible error on their credit reports, according to the Federal Trade Commission.

Removing inaccurate negative information, such as a delinquent account that doesn’t belong to you, is the quickest way to boost your score.

If you find errors on any of your credit reports, your first step is to dispute the information with the bureaus.

3. Ask Your Credit Card Companies to Increase Your Limits

Your credit utilization ratio — the percentage of your overall credit that you’re using — accounts for 30% of your credit score. Generally, you want to keep this number below 30% to have a healthy credit score.

By increasing the amount of credit you have available, you’ll lower your credit utilization. Because opening a new account can ding your score, asking for more credit on your current accounts is usually better.

4. Keep Paying Down Your Balances

Make an action plan to pay down debt, and avoid adding new charges so you can continue to lower your credit utilization ratio.

Remember: Mortgage lenders want to see a healthy debt-to-income ratio, so paying down debt will increase the odds of your approval.

Even if you can’t get a traditional mortgage because of your credit score, there are still alternative ways to buy a house without credit.

But if you want to own a house, it might be in your best interest to keep paying off your debt and improving your scores. Think of all the money you’ll save in the long run.

How to Unlock Your Earning Power

The idea of being in control of your earning power is a huge draw for those looking to soar to new heights. Koereyelle DuBose, chief experience officer of WERKPraySlay, has been empowering women to live a life that they love through her work and annual summit WKND.

In just a few weeks, she’ll be joining BLACK ENTERPRISE in Atlanta for the launch of the SOAR Empowerment Series in partnership with TDJ Enterprises, where she’ll be speaking about taking your business to the next level.

In this interview, DuBose speaks about unlocking one’s earning power.

BLACK ENTERPRISE: How is earning power calculated?

DuBose: I always talk about work with an e (werk) because of the effort and the energy you dedicate to your own business. Your earning power is not defined by anyone outside of yourself. It’s the one thing when transitioning from being a full-time employee to a full-time entrepreneur that you are in control of. A lot of times, we think that it comes down to our credentials, degrees, or a specific skill set, but I have come across so many people with different gifts, skills, talents who have embraced the mindset that they have unlimited earning potential. That is how they created opportunities to create revenue and increase their earning potential.

What are the first steps to identifying a skill set that can be turned into a side hustle that can be monetized?

Make a list of your skills. I live by lists. Any time I am stuck on something or need clarity, I make lists. One of the lists that you can make is one of your skills. List the things that you are doing on a daily basis on your 9-to-5 and are transferable skills that you have extensive knowledge on. Those are some of the things that you can make side hustles of and generate revenue from. A lot of things that you can start a side hustle with may not be related to your degree or career but they can be things that you have skills in.

List out your passions. There are things that you’ve probably been doing since childhood, that you’ve been interested in, naturally good at, or passionate about. Think about your passions; what you’re naturally drawn to; and how can you combine your talents and service or product that you can provide that’s aligned with the things that you already know how to do and you’re already interested in. I find that when we develop a business that we’re actually excited and passionate about, it will propel us when the obstacles come up and you truly have to fight for what you want.

Can you speak more about how people can leverage who they are to tap into more earning power?

Authenticity is something that I truly want to represent. You can carve out your own lane and live a successful life beyond society’s standards doing things your own way while being able to make money, be happy, and live life on your own terms. I think for entrepreneurs it’s scary to be authentic…especially in the world of social media and reality TV when you only want people to know the good stuff. I had no choice but to be authentic. No matter what it is that I’m offering my people trust me and I think it’s because of that authenticity piece.

What advice do you have for people to unlock their earning power today?

Read the book, The Game of Life and How to Play It by Florence Scovel Shinn. It will help you set a solid foundation for your personal or professional growth.

Get real about where you are right now versus where you want to be. From there you can create an action plan for how you’re going to get there.

Find an accountability partner. Share your goal and ask for them to check in with you and hold you accountable.

Meditate. We’re living in an age where we have access to too much information. And a lot of people look outside of themselves for answers. I’ve found that when I meditate that’s when God gives me my answers instead of looking outside of myself for all of the answers.

Tesla is far from a company in disarray, but there’s no denying that Tesla management has waffled on a number of issues with alarming frequency as of late. Just a few weeks ago, for example, Tesla announced that it would be closing the majority of its physical stores, only to backtrack a short while later. Further, some of the pricing schemes and available vehicle configurations offered by Tesla seemingly tend to change with no rhyme or reason.

Keeping this trend going, a new report from Electrek relays that Tesla may bring back free Supercharger access for new purchases as part of a broader effort to boost sales. If you recall, Tesla this past-September ended its free Supercharger program for all new purchases.

The 22-year-old model – who was previously known as Hailey Baldwin – faces constant hate comments on social media from people who want to see her marriage to Justin Bieber collapse, and she has now said she doesn’t understand why anyone would wish for failure of another couple’s romance.
She said: “They just really want to see you fail, for whatever reason. I don’t know if it’s because they want to be able to say, ‘I told you so’ or because they want to be right, I don’t really know what the idea is behind trying to tear somebody’s relationship down, or person down, whatever it may be.”
And although she tries to remain optimistic, the blonde beauty can’t help but blame the “evil world” around her.
She added: “I guess it’s just kind of an evil world, at the core of it, and humanity is just struggling.”
Hailey even struggles with nasty comments from fans of her husband Justin, 25, who have become “possessive” over the ‘Sorry’ hitmaker.
She said: “The problem too is kids become possessive over people and feel like if they think they’re hurt, they feel hurt for them and they’re hurt too, or whatever it is. They just think they know these people who are famous because their life is so exposed.
“What’s really weird to me is they create scenarios in their head of what they think is happening or what they think should happen, and I’m just like, ‘This is just so dumb. It’s so dumb.’”
The beauty now ignores social media comments as much as she can, but says she “still cares to a certain extent”.
Speaking to Cosmopolitan magazine, she said: “I’ve found that I got to a place where I don’t read the comments. People can just be mean, and I feel like if you don’t want it to get to you, then don’t read it and allow it to affect your soul.
“You still care to a certain extent. You really have to train your brain to be like, ‘Okay, why do I even care? I don’t know these people, they don’t know me, they’re not a part of my life or my relationship.’”

(NEW YORK) — Papa John’s has a new pitchman: Shaquille O’Neal.

The chain says basketball Hall of Famer will appear on TV commercials and promoted Papa John’s in other ways. He will also join the company’s board of directors and invest in nine of its restaurants in the Atlanta area.

Papa John’s is trying to revive its image after the company’s founder and namesake, John Schnatter, was reported to have used a racial slur during a media training session. Schnatter, who was the face of the company, has apologized for the slur and the company scrubbed his face from the company’s logo and advertisements last year. Schnatter is still the Louisville, Kentucky-based company’s biggest shareholder.

Papa John’s International Inc. says it will pay O’Neal more than $ 8 million in cash and company stock for a three-year endorsement deal.

Wall Street seems to think it’s a winning partnership. Shares of Papa John’s soared more than 4 percent Friday.

RHONY Bethenny Frankel Is All Of Us! She Too Wants The Ladies On RHOBH To Shut Up About Puppygate!

Just like every other Real Housewives of Beverly Hills fan, Real Housewives of New York City star Bethenny Frankel is sick and tired of puppygate. This week on Twitter, the Skinny Girl mogul told fans that she was four episodes into Season 9 of RHOBH, and she couldn’t believe all the focus was on a dog.

“I need everyone to tell me where they stand on #rhobh bc I think I may be seeing a different show than I heard about. I’m 4 episodes in. FOUR episodes about a #DOGBACLE,” Frankel tweeted.

Frankel went on to beg her west coast counterparts to “stop talking about the dog,” and she made it clear that no one cares about text messages to Teddi Mellencamp. The dog didn’t work out, and it was returned, said Frankel, then she asked if she was missing something.

The RHONY star says that Dorit Kemsley should have given the dog back to Lisa Vanderpump instead of dropping it off at a shelter, but that doesn’t mean she backs LVP. However, Frankel doesn’t support the rest of the RHOBH cast who have ganged up on the restaurateur.

Even though Frankel is friends with Kyle Richards and Lisa Rinna, she says that she watches the show with a fresh perspective and she occasionally texts her friends to share her thoughts. Frankel does admit that even though the puppygate storyline is weak, it keeps pulling her back in.

During the most recent RHOBH episode, Mellencamp and Kemsley seemingly made up after Mellencamp admitted her role in the dog drama. But, as Newsweek points out, both women are still at odds with Vanderpump because she apparently masterminded the whole thing to make Kemsley look bad.

Mellencamp appeared on Watch What Happens Live after the episode aired, and she told host Andy Cohen that Kemsley was more forgiving of her than Vanderpump because she knows the truth.

Mellencamp explained that the original story she heard in the Bahamas was “gnarly,” and was very different from the truth.

“I first get a call from John Blizzard, and he’s like, ‘Hey, Dorit’s not calling Lisa back, so she’s gonna text her, Teddi knows.’ And then it just all spiraled from there,” said Mellencamp.
