This Woman Made $1,200 in a Season With a Home Garden Business. Here’s How

Finding myself utterly broke and apparently unemployable a few years ago, I decided that if I wanted to work, I would have to start my own business.

Since I didn’t have any startup money or business experience, I was forced to narrow down my ideas to the bare skeleton and ask myself two questions:

  • What resources do I have already?
  • What do I already know how to do?

Not much. I didn’t have a degree or own anything valuable I could sell.

But I was living with my parents, with a roof over my head, food to eat and a few acres of grass and trees at my disposal.

And I knew how to garden.

How to Sell Plants and Start a Gardening Business

In the Midwest, trees pop out of the ground each spring, just to get mowed over by well-meaning suburbanites, who flock to nurseries and garden centers to pay big bucks for new ones to plant.

I decided to take advantage of this cycle. Armed only with determination, a spade and a wheelbarrow, I began digging and potting.

I made a small profit the first year. It helped pull me out of “brokedom,” but it was nothing to brag about.

However, the realization of money actually can grow on trees inspired me to go full force the next season.

That year, I made $ 1,200.

How to Choose Plants

Chances are, if you have any kind of garden or yard, you have perennials growing out of control.

Carefully thin these out and repackage them, and you’ve got your stock.

Pro Tip

Want to give gardening a try before you buy? Hundreds of public libraries across the U.S. have seed-sharing programs free to patrons. Most programs only ask that you return some seeds from your yield.

I can almost guarantee you when friends hear about what you’re doing, they’ll offer you their own overrun gardens, too. Four of my friends did!

You can make small investments, too, such as raising tomatoes from seeds in early spring. Plus, the fruit that demands to be a vegetable also offers some of the biggest bang for your gardening buck — cherry and heirloom tomatoes offer some of the highest ROI among veggies.

Where to Get Compost

I was fortunate that my parents’ yard already had several compost piles in its corners — all I had to do was dig for limitless black soil.

If you don’t have one, here’s how to start a compost pile in your backyard.

How to Create Containers for Your Plants

Like most families who garden, mine had an arsenal of used plastic containers in our garage. I went through those first.

Throughout that first winter, I checked every container in the recycling bin to see if I could cut off the top and poke holes in the bottom.

Pro Tip

Wrap newspaper around containers like coffee canisters to form cheap seed-starter pots. Customers can plant with the pot still on — the paper will gradually break down in the ground.

I broke a knife in the process, but by spring I had enough containers for the entire season. Quite a few customers even brought me their extra containers at no cost.

Capitalize on the fact you’re only using natural methods and reused containers — customers will be happy knowing they’re helping the environment.

Fertilize for Free (Almost)

There’s no need to buy fancy, expensive supplies from a garden center.

An elderly woman taught me this simple hack: Set up an old garbage can under a gutter to catch excess rain water. Throw eggshells in and cover it with a lid.

Pro Tip

Let your fish feed your plants. Use the dirty water from a freshwater aquarium (and the accompanying fish waste, full of beneficial bacteria) to fertilize your plants for free.

Use this to water your plants. The nutrients from the shells provides them with all they need to flourish.

Make Your Presentation Perfect

My setup soon spread from a bench alongside the garage to cover the entire back porch and parking area.

I put the plants in sections and made sure there was space to walk between them so customers would feel comfortable. I set up a tarp for the shade plants.

Keep your “store” looking nice by keeping it clean and weeding out any droopy daisies (or other dying plants).

Be available and friendly to customers — explain what the plants are and how to take care of them. Do your research!

Price to Sell

I kept pricing simple: Most plants were $ 3, or two for $ 5. Large plants were $ 5, and nothing ever went over that price.

If people bought a lot of plants, I’d give them a few for free.

For example, if their total came to $ 70, I’d just ask for $ 60. You’ll be surprised how quickly the money adds up, even at these prices!

Don’t Forget Advertising

I advertised on Craigslist every few days, posting a detailed description of what I had in stock, how to find the store and prices.

I always added nice pictures of my best-looking plants.

Pro Tip

Connect with your customers on picture-heavy social media sites like Pinterest and Instagram. Include photos of your prize plants as well as gardening tips to create a community of loyal fans.

Be sure to provide a phone number in case customers have questions or can’t find you.

And in case you were wondering, I also hung up some old-fashioned posters around town and looked into newspaper advertising. Neither was effective.

Before You Get Started, Consider These Factors

Potting plants and taking care of your store takes time and muscle, but if you enjoy working outdoors, this could be the business for you.

You’re also at the weather’s mercy. My third year in business, it rained nonstop all spring, and I sold almost nothing.

Running your own business also can be mentally stressful. Frankly, for the number of hours you put in, you might make more money working for minimum wage as a cashier or server. You’ll have to motivate yourself to keep things running and turning a profit.

But at the same time, there’s nothing like the freedom and satisfaction of being your own boss.

According to a study published by FlexJobs and Global Workplace Analytics, 10 million cars — or approximately the entire New York State workforce — would leave the road each year if every U.S. worker who could and wanted to telecommute actually did.

“There is no single solution that offers as large of a potential environmental impact and reduction in greenhouse gases than having people work at home,” says Kate Lister, president of Global Workplace Analytics. “It is the biggest part of our burden on the planet.”

By becoming even a half-time remote worker, you’ll gain back an average of 11 days a year that would have otherwise been spent commuting.

By cutting their commutes, the current U.S. work-from-from population keeps the equivalent of 600,000 cars off the road each year.

How much could dropping your commute do to save our planet?

Figure Out How Much Pollution Your Commute Contributes

Your actual contributions can vary based on a number of factors, including your commute time and driving conditions, but you can get a general idea of your personal output with this tool from the Environmental Protection Agency, which calculates your vehicle’s average mileage and CO2 output.

To figure out how much CO2 your commute produces annually:

  • Determine the number of miles you travel to and from work each day. For example, let’s say you drive 20 miles each way to work for a total of 40 miles.
  • Multiply that number by the number of days you drive to the office for the total number of miles you drive each year. Let’s assume you head to the office five days a week and get two weeks off for vacation: 40 x 250 = 10,000 miles
  • Multiply that number by your car’s CO2 output for your total. If your car produces 261 grams (or 0.575407 pounds) of CO2 per mile, then your commute results in 10,000 x .575407 = 5,754 pounds, or 2.877 tons of carbon annually.

Earth Day Tips to Help Remote Workers

Even if working from home isn’t always an option, every day you cut your commute can help, according to Brie Reynolds, senior career specialist at Flexjobs.

“When you’re able to work from home even one day a week, you’re reducing your commute by 20%,” Reynolds says. “Sometimes people think it’s all or nothing, but it can be some kind of compromise.”

Pay Attention to the Thermostat

In addition to cutting the commute, remote work can help reduce the environmental cost associated with working in office buildings, according to Reynolds.

“Energy consumption goes down across the board when you’re able to stop using office space,” she says. “When people work from home, they have more control over their environment — I know a lot of remote workers who pay very close attention to their thermostats.”

By opting to dress in layers or use fans around the house, you can control the comfort level of your space without wasting resources on heating and cooling, Reynolds notes.

Bonus: You can retire that office sweater you wore in your aggressively air-conditioned cubicle.

Pro Tip

Energy consumption goes down across the board when you’re able to stop using office space.

Choose Essential Office Equipment

In addition to the building, an office’s high-volume equipment often requires additional energy to operate and cool, according to Reynolds. Most remote workers can get by on a less equipment, which saves energy and money.

“If you are largely in a role that doesn’t require a lot of extra office equipment, you can get by on pretty much a laptop,” Reynolds says, adding that less equipment also means less of it ending up in landfills.

Reduce Use of Office Supplies

When you use your own office supplies, your cost-cutting tactics can also help the earth. Think: How many sticky notes do you use in the office vs. when you work from home?

“When you’re at home and you are the one responsible, you’re a little more hesitant to print something you don’t really have to,” Reynolds says. “Individual choice and individual consumption is a key piece of the environmental benefits of remote work.”

That’s a win for your employer, you and the environment.

Do You Prefer to Stay Late at the Office — or Work From Home?

Here’s an interesting little question for you: When do you stay late at work, and when do you choose to leave and work from home instead? How much of it is driven by office culture, by the kind of work in front of you (e.g., voluminous docs), or by a specific situation at work or at home (pet needs to get walked, kids won’t leave you in peace to work), and how much of it is just preference?

I’ve always preferred to stay late at work when possible, and I’ve written over at CorporetteMoms about how even now I struggle with the fact that family dinnertime bumps up against my naturally productive time. Even in my magazine journalism days, I was often the last one at work; the only reason I got paid at all at my first magazine internship in NYC was because I was working late and the publisher happened to notice I was still there. I also have distinct memories, when I was out of school and employed at Family Circle, of using the office typewriter (!) to type law school applications when the rest of the office was dark and quiet around me. Looking back, that probably wasn’t the smartest thing from a safety perspective, but at the time it felt totally safe.

At my BigLaw office, there was absolutely a culture where we were encouraged to stay late — frequent meetings at 5:00 p.m., or phone calls from the partner(s) or senior associates at 6:00 or 7:00 — but I suspect that because of my preference and availability I maybe got more of those calls and teammates than others. (Let’s also just say I was not a “show up at 7:00 a.m.” kind of employee, either.) I distinctly remember another associate my age and year who had kids in daycare and a wife who was a doctor — he was very vocal and clear to everyone about having firm deadlines to leave the office. That said, at the time and place I was practicing, there were often voluminous documents we had to go through and reference, sometimes corralled into binders, sometimes in boxes, and sometimes via proprietary software we had to use on site — so the work also lent itself to being physically in the office to do it. When I brought work home it was usually focused editing work for memos or briefs, and when I did work from home it tended to be in the wee hours of the morning, like 3:00 a.m.–9:00 a.m. (presumably after getting three or four hours of sleep after coming home late the night before).

When I switched to my nonprofit, the culture was very different — everyone had some modicum of work-life balance, with commitments with friends and family, sometimes even making plans to meet when it was still light outside. Whoa. So “staying late” changed from “staying until you’re about to pass out at your desk but need to go home to shower and get a REM cycle anyway” became “staying until 7:00 unless something drastic and crazy is happening.”

Bad Credit? No Problem: 5 Ways You Can Still Buy a Home

Sometimes, it can feel like the deck is stacked against you. You’ve been told you have “bad credit” and that means you’re having trouble getting a traditional mortgage loan.

But wouldn’t getting off the rent cycle treadmill be a first step to rebuilding your finances?

What’s worse is that bad or poor credit could mean so many things: a low credit score, a short credit history, a recent job change and so on. Even open credit report disputes can make a mortgage lender say no — I once had to pay an incorrect medical bill just to get a mortgage.

That was as irritating as it was costly, but at least it could be fixed fairly fast. The bad news is that when it comes to being flagged as having “bad credit” — even just having a credit score below 640 — several of the causes can’t be fixed without potentially waiting years for your score to rise.

Why Bad Credit Is Such an Issue for Getting a Mortgage

First of all, it’s important to know what constitutes “good” and “bad” credit. When lenders query the credit bureaus (like Equifax, TransUnion or Experian), they’re given a full credit report made up of details like your payment history, your total debt load, how much unused credit you have, and more.

All of those things work together to calculate your credit score, which is an estimate of how likely you are to repay any new loan on time. If your score is low, you’re considered high risk.

Remember that lenders are in the business of making money, and someone who defaults on a loan is a major issue for them. When it comes to something like a mortgage, when you’re borrowing hundreds of thousands of dollars, a high risk borrower can mean even bigger trouble.

The good news is that in 2019, there are still many ways to buy a home with bad credit.

How to Buy a House with Bad Credit

Some might seem like common sense, but remember that even simple solutions can have major benefits! Without further ado, here are 5 options open to the home-buyer with less-than-optimal credit.

1. Save for a Larger Down Payment

Sometimes your credit is only part of the problem. What can make it even harder are the debt-to-income ratio rules.

Lenders want to see you using less than 43% of your income for all debt repayment. That includes your credit card debt and any other debts you might be carrying, so it helps to pay those off first. But what if your mortgage payment alone is still above the 43% mark?

A simple solution is to start saving.

With a larger down payment, you’ll need to borrow less, which lowers your loan payments, and can give lenders more reason to look favorably on your loan.

A good place to aim for is a down payment that’s at least 20% of the purchase price of the home.  Not only will this give you a better chance of getting a mortgage, but with that loan-to-value ratio, you can also avoid private mortgage insurance (PMI), further lowering your payments.

2. Borrow Privately

This is, admittedly, a tough situation to think about, but if you’re desperate to move into a place of your own, it makes sense.

The people who know you best would obviously know better than a bank if you’re a good credit risk — and they may be more forgiving of an occasional late payment.

They also won’t charge you loan fees and can be more flexible about terms.

And the advantages of borrowing from family for a home go both ways. Parents or siblings might appreciate making a decent return on their money compared to what’s available from savings accounts.

Of course, that’s only if you’re extremely vigilant about your payments. No home-buying timeline is worth alienating the people closest to you.

At the same time, there are also seller-financing options. This might be more elusive than borrowing from family, but if you have the wherewithal to research the types of seller financing (mortgage, lease option, contract for deed, etc.), you could deal directly with the current homeowners. Keep in mind, though, that you may pay a higher price overall and even a higher interest rate.

3. Get a Co-Signer

If you’ve already approached someone close to you to help, but they’re uncomfortable actually lending you the money, there’s another option: getting them to co-sign the loan.

The primary advantage to this is that the co-signer’s income will be considered in determining how much you can borrow.

This might be exactly what you need if your problem is a business for which you don’t yet have two years of tax returns, or if you have other income you can’t use to qualify, such as capital gains income, or investment income you haven’t been receiving for at least two straight years.

That said, having someone with good credit co-sign on your mortgage loan will not completely cancel out your bad credit, according to TheMortgageReports.com. Lenders will still consider your low credit score or other credit problems.

Unfortunately, there’s a major downside for your co-signer as well: Being a co-signer to a loan of that size could affect their credit. In the worst case scenario, if you default on your loan and go into foreclosure, their credit will undoubtedly suffer major setbacks.

4. Look into an FHA Mortgage

Most conventional home loans are held privately, by lenders like banks. In the United States, though, there is a government-backed option from the Federal Housing Administration (FHA), dedicated to home buyers in situations just like this one.

There are several differences between a conventional loan and an FHA loan, but one of the biggest is the rules about credit. If you have a credit score over 580, you can get an FHA mortgage if you can make a down payment of 3.5% of the total value of the home. For a $ 100,000 house, that’s $ 3,500.

If you have a credit score under 580, you can still get an FHA mortgage if you can make a down payment of 10% of the total value of the home. That might seem like a lot of money to save up, but when compared with the difficulty of repairing your credit, it can actually be a lot easier.

And if your job history is a problem, an FHA loan might be able to help. Lenders who issue FHA loans look at a number of factors to determine your “probability of continued employment,” and you don’t always need the traditional two years of employment to qualify.

Going this route does mean a bit more hassle, though. FHA loans are required to have a specific kind of insurance called Mortgage Insurance Premiums (MIP), and unlike a conventional mortgage, these never expire and will have to be paid for the life of the loan. That means added costs every month, which can limit the amount of home you can afford.

5. Other Options

If you’ve exhausted this list and you still need other ways of potentially becoming a homeowner, there are still some avenues left to you…they just might not be the easiest of solutions. Remember that it’s always worth thinking outside the box. For example:

Buy a House for Cash

It’s not that far out of the realm of possibility! I’ve made it work and there are plenty of ways to make what seems like a pipe dream much more palatable.

Buy a Cheap Mobile Home

Mobile homes have their advantages, including lower prices than site-built homes, which is great if you have to pay cash. Plus, if you buy a mobile home on land, you even get appreciation like you do with other homes.

Shop Around for Loans

Most banks either sell home loans or want the option to do so, which means meeting the requirements of the secondary mortgage market.

But some small banks and credit unions keep loans in their portfolios because the loans have more flexible qualification rules. Ask around to see which banks keep loans and are willing to look at the whole picture, rather than a bad mark or two on a credit report.

Improve Your Credit

OK, so it’s not a quick solution. But improving your credit is always a good idea, and if you can wait a few more years to buy a home, you might even be able to save up more money to afford something better.

Start by looking at how to raise your credit score. Find the strategies most likely to work for you and implement them!

Open Thread: What Does Your Dream Home Look Like?

Here’s a fun question for this Monday: what does your dream home look like? Do you want something cozy and small, like one of those adorably tiny homes? Would you want something sprawling, with wings? Open concept? All white everywhere? Would it have substantial grounds — a pool — a boat dock? Might it be a houseboat (or, hey, while we’re dreaming, yacht)? For purposes of the discussion, let’s take location out of it (so, for example, you can say you want a midtown Manhattan home with wings and a ton of outdoor space, which probably will not exist even for the wealthiest), as well as price.

For my $ .02, I am always happiest when my family is all hanging out together in the same room — so I’m not sure I would necessarily say I wanted something crazy with different wings or grounds. In fact, I would say cozy is one of the biggest touchstones for me — think bookcases with books everywhere and the kind of dining room/breakfast nook that has banquette seating. Lots of low, interesting lighting like along baseboards or other mouldings and the like. Ok, maybe an indoor pool for laps might make its way to the list (or one of those crazy hot tubs with the oppositional streams so you can swim laps against the current).

Inside Tanya Burr and Jim Chapman’s £4m divorce with £2m London home and sausage dog Martha

TANYA Burr and Jim Chapman were the ultimate YouTube power couple who carved an incredible career in the early days of vlogging.

Best friends with Zoella and Alfie Deyes, over five million subscribers between them and a fairy tale wedding at an exclusive venue – they had it all.

But twelve years after they first met, the dream is over and yesterday we revealed the couple have called it a day, four years after tying the knot.

Tanya and Jim met in Norwich, where they are both from,but as their fame and their bank balances grew they decided to relocate to London.

In 2015 they splashed £2million on a four bedroom property with a property in West London.

The pair used to regularly film their videos from the home and often gave tours showing off their décor and designs.

Over the last year the couple have shared less and less of the property and in recent months it seems

Tanya has been staying in the 1,700 square foot home alone, in between travelling the world for work.

Tanya was working on a beauty counter at a department store in Norwich when started her career as a YouTuber in her teens.

She started off by doing make-up tutorials but it wasn’t long until her popularity grew and she branched out doing fashion and baking vlogs.

Jim, who attended the University of East Anglia, saw how well she was doing and launched his own YouTube channel focusing on men’s lifestyle.

In the early days it was reported that they earned around £200 a day just in ad revenue, but they money didn’t stop there.

The couple both monetised wherever they could and it wasn’t long until they were being paid mega bucks to promote big brands.

But while they initially collaborated on things, they branched out on individual ventures and made quite clear individual brands.

Jim is currently the face of Hugo Boss, while he regularly works for the likes of Jaguar.

Tanya has launched various products including a cosmetic brand and books .

In 2016 it was reports that one Tanya Burr Cosmetics product is sold every two minutes in Superdrugs.

Today their joint networth is believed to be worth around £4million.

Like fellow YouTube power couple Zoella and Alfie, Tanya and Jim have a huge following.

Fans have followed them since they were in their teens and have watched every step of their transformation into A-listers.

In the early days the pair would vlog almost daily, giving people unprecedented access into their worlds.

The news of their split has hit the loyal subscribers hard and as the pair have started sharing less and less, their popularity could be at risk.

Responding to the news, a lot of fans felt like they had lost a part of their childhood.

One person wrote: “Tanya burr and jim chapman have split up????? Thirteen year old me is shattered.”

Another commented: “I haven’t watched tanya or jim for years now but it’s so so sad that they’ve split. i truly can imagine them to be utterly mature about it but it’s still so sad. weird how people can grow apart as they really were the perfect couple.(sic)”

Tanya and Jim are part of the close-knit group of YouTubers.

The couple were at the heart of the gang alongside Zoe Sugg and Alfie Deyes.

Their other mates include Marcus Butler, Louise Pentland, Grace Helbig, Tyler Oakley, Joe Sugg, Louis Cole and Caspar Lee.

While the group has changed somewhat since they first started out, the split will no doubt send ripples throughout it.

Just last week Tanya attended the launch of Zoe’s latest make-up launch, but it unclear at this stage if and how they will all manage to remain pals.

Tanya and Jim became parents to dog Martha in 2015.

The adorable dachshund regularly features in their vlogs and Instagram posts.

It seems Tanya is currently looking after the dog as she appears in her recent posts.

But there is no doubt the pooch is a big part of both of their lives and she even appeared on a magazine cover with Jim last month, so it looks like shared custody might be the way forward.

Breaking Down the Influences and Themes of Solange’s New Album When I Get Home

Early on Friday morning, Solange Knowles released her fourth studio album, When I Get Home. The 19-track album, which the singer and performance artist teased with a mysterious social media roll-out throughout the week, features star-studded collaborations, references to her hometown of Houston, Texas, interludes from feminist writers and production from her teenage son, Julez.

The project, a follow-up to her critically acclaimed 2016 album, A Seat at the Table, plays like a love letter to the rich culture of the black diaspora, looking to both the past and the future for inspiration. This is most apparent in the incredible range of artists she works with, who range from respected industry veterans like Raphael Saadiq and Pharrell Williams to forward-thinking stars of the moment like Standing on the Corner, Earl Sweatshirt and Playboi Carti. But make no mistake about it — this is Solange’s show, from concept to production.

When I Get Home pays homage to Solange’s Texas roots.

It’s not just the title of Solange’s new album that honors her Houston, Texas, roots. Texan influence is felt throughout the album, from the tracklist (which references different parts of Houston, including a freeway exit) to the samples (which include a clip of famous Houston natives and siblings Debbie Allen and Phylicia Rashad). Likewise, the lyrics also demonstrate’s Solange’s deep love for Houston; in the song “On the Way to the Show,” Solange sings about candy paint, a type of car finish associated with the flashy slab scene (slabs being “slow, loud and bangin’” cars customized to the max), which started with the black community in Houston.

The message that Texas is home is especially felt when Solange touches on the personal. An interlude on the album is credited to her son Julez, while a pre-release Instagram post shouted out Houston rapper and early collaborator Mike Jones, with a caption that referenced Jones’ predilection for handing out shirts with his cell phone number on the back.

Solange is also planning to host several “album experience” events with her creative agency Saint Heron in Houston on Sunday.

The album had a highly strategic rollout.

While Solange’s fans had been eagerly anticipating a new project since last fall, when she announced that she was putting finishing touches on an album, the singer kept most of the details under wraps until the week of its release. Earlier in the week, Solange created a website via the early-aughts social-media platform and black online community Black Planet, where she debuted media, images and cryptic quotes about the project and teased the possibility of new music. The website gave visual clues that Solange’s project might honor her Houston roots with images of black cowboys and cowgirls, rodeos and Solange herself wearing cowboy boots, along with text that read: “I made the pilgrimage back to the pagoda of third ward houston to answer this.”

However, eagle-eyed Solange fans will recognize that the singer left clues about the album on social media in the two years leading to the release of When I Get Home. In 2017, Solange took selfies with the Wopsters Gucci Mane and his wife Keyshia Ka’oir; Gucci features prominently on the album’s track, “My Skin My Logo.”

Likewise, Solange carried a bottle of Florida water in a bejweled net bag to the 2018 Met Gala and wrote about using the spiritual substance to feel “renewed” in an article in Dazed the same year. On the new album’s interlude “Nothing Without Intention,” she samples spiritualist Goddess Lula Belle’s “Florida Water For Cleansing and Clearing.”

The album expands on the disparate sound of A Seat at the Table.

Like A Seat at the Table, Solange’s new album draws from music across the black diaspora. In October, she discussed the sound of the record with T magazine: “There is a lot of jazz at the core,” she wrote in an email. “But with electronic and hip-hop drum and bass because I want it to bang and make your trunk rattle.”

The lush keyboard chords on ballads like “Time (is)” and “Dreams” are indebted to jazz, with the latter featuring production from the jazz drummer Jamire Williams. There are Moog keyboards and springy, ambling basslines reminiscent of ’70s soul. Solange layers her voice and others in cascades of harmony and also employs trap cadences on more upbeat songs. On “Almeda” and “My Skin My Logo,” she recruits the rappers Playboi Carti and Gucci Mane, respectively, who deliver blithe verses.

The collaborations include marquee names but mostly come from the hip-hop avant-garde.

The credits are packed with prominent names, from Pharrell to Raphael Saadiq to Dev Hynes — who produced her 2012 EP True. But one of the album’s most frequent collaborators is Standing on the Corner, a Brooklyn-based collective with freewheeling, avant-garde impulses. Their most recent release, Red Burns, consists of two 30-minute “sides” that pull together jazz, soul, hip-hop, poetry and mock radio broadcasts. They have closely collaborated with the rapper Earl Sweatshirt, who revels in murky, anti-grid production and also produced the outro on “Dreams.”

Odd Future, the Los Angeles hip-hop collective known for their grisly sense of humor, transgressive aesthetic choices and strong communal spirit, has a strong presence on When I Get Home. Sweatshirt is a member, as is Tyler the Creator, who appears in dense murmurs and ad-libs on “Time (is) and “My Skin My Logo.” Steve Lacy, the guitarist for the exploratory funk band The Internet — which is led by Odd Future member Syd contributed to three songs. And three tracks feature production from Chassol, a French composer who is also credited on Blonde, the revelatory album by Odd Future member Frank Ocean.

The lyrics deal with strong feminist themes and a celebration of blackness.

A Seat at the Table was hailed as an ode to the strength and beauty of black women’s experiences, and When I Get Home appears to continue in this vein. Drawing on a nuanced, multi-dimensional view of black womanhood, Solange’s samples might speak as loudly as her lyrics when it comes to parsing out desire and love free from restraint, fear or respectability politics: A clip from Alexyss K Tylor, a viral sex expert known for irreverent show Vagina Power, flanks an earnest poem from the late Pat Parker, a lesbian feminist poet and activist. Both are homages to black women who live and love on their terms.

In an equally candid manner, Solange also celebrates her blackness, lacing her lyrics with references to both black struggle and black excellence. “Dollars never show up on CP time / I just wanna wake up on CP time,” she sings on “Binz,” referencing a stereotype about African Americans and lateness. On “Almeda,” she celebrates black and brown things (“Brown leaves, brown keys/ Brown zippers, brown face/ Black skin, black braids / Black waves, black days,”) in a flow reminiscent of the ones used in both A$ AP Mob’s “Black Card” and Jay-Z and Kanye West’s “Who Gon Stop Me.”

If You Work From Home, Here Are 11 Tax Deductions You Need to Know About

While there are plenty of pros to working from home,  the downside is it can cost you plenty. from the high-speed internet to stay in touch with clients to the office chair that keeps you comfy while you work.

Fortunately, the government recognizes this and offers tax deductions to people who work out of their homes. Read on to find out what you might be eligible for if you work from home.

Tax Deductions for Self-Employed vs. Remote Workers

Most of the following deductions apply largely to the self-employed, also known as independent contractors. That’s because when you’re an employee of a company, your company foots the bill for 50% of things like Social Security and Medicare taxes, and withholds the other 50% from your paycheck to pay the rest.

But when you’re self-employed, you’re responsible for both halves — something too many independent contractors learn by surprise when April rolls around and they find out how much they owe in taxes. (Plus, the self-employment tax entry moved from Form 1040 to Schedule 1 for 2018.)

As a rule of thumb, you should set aside around one-third of your self-employment income for taxes.

To offset this additional expense, the IRS allows self-employed workers to deduct certain business-related costs, so long as they itemize each of these expenses on their returns. That means you’ll need to keep detailed records and receipts throughout the year.

What You Can Deduct if You’re Self-Employed

According to IRS guidelines, “To be deductible, a business expense must be both ordinary and necessary.” This includes the following:

1. Home Office

Home office.

If you have a dedicated room or workspace in your home you use solely for business purposes, it counts as a “home office,” and you can deduct a portion of certain home expenses for it. It doesn’t need a fixed partition, like a wall or a door to close, but you do need to clearly identify it as a separate space (i.e., a dedicated corner of your kitchen).

So if your home is 1,200 square feet and your home office is 120 square feet, that means it makes up 10% of your home’s square footage, so you can deduct 10% of the following:

  • Rent (NOT monthly mortgage payments).
  • Utilities (heat, electricity, internet, landline).
  • Mortgage interest.
  • Homeowners insurance.
  • Property taxes.

Remote workers, take note: You can only deduct a home office if your employer asks you to work from home “for the convenience of your employer.” If you’ve negotiated a few work-from-home days to accommodate your own schedule, this does not count.

2. Office Supplies

From staples to printer paper, office supplies are deductible. Just be careful with larger “supplies,” like furniture.

If it’s essential to your business (think: desk, desk chair, filing cabinet), you can probably deduct it. If it’s not (think: picture frames and a second, comfier chair for brainstorming in), you probably can’t.

3. Equipment

You can also deduct any equipment you buy for your business, like computers, printers and accessories (headsets, webcams, etc.), as well as any repairs on these items. If you have a smartphone you use solely for business purposes, you can deduct the cost of the phone and monthly bill.

If your industry requires specialty equipment, like camera gear for photographers, that also qualifies.

4. Software

Do you use a paid invoicing system to bill your freelance clients? You can deduct that. Graphic design software, PDF software, word processing software? You can deduct those, too. As long as you use them strictly for business, any software you purchase or pay for monthly qualifies.

5. Travel Costs

If you ever need to travel to visit a client or attend a conference, you can deduct your mileage or airfare. The same goes for any lodging, parking fees and other travel-related expenses you incur on your own dime.

Note, however, that if you’re an employee, you can no longer deduct un-reimbursed employee expenses for business-related meals, entertainment and travel, as a result of the 2018 Tax Cuts and Jobs Act.

6. Meals and Entertainment

Be careful with this category, as it can be all too tempting to write off business meetings that aren’t strictly business.

Coffee meeting with a new client to discuss strategy? Deductible.

Five-course dinner with friends where you spend 15 minutes talking business? Not so much.

As a rule, expect the IRS to limit your deductions to 50% of business-related “entertainment” costs, so keep things modest. For additional guidance, check out the 2018 update from the IRS.

7. Training and Education

You can deduct professional education necessary to run or grow your business, so go ahead and sign up for that course or webinar you’ve been wanting to take.

8. Marketing and Advertising

If you attend a trade show, send out flyers or buy a box of business cards, this counts as marketing, and you can deduct it. Same goes for any fees in connection with a personal website that advertises your services — hosting fees, WordPress theme purchases, etc.

9. Professional Services

When you hire someone to help you with your business, it’s deductible. So keep track of those invoices from the IT pro who debugged your website, the attorney who reviewed a tricky contract and the CPA who put together your tax returns.

10. Health Insurance

You can deduct 100% of your health insurance premiums for yourself and any covered spouse and dependents, if you meet the following criteria:

  • You’re self-employed.
  • Your business is claiming a profit for the tax year.
  • You (and your spouse and dependents) were not eligible for coverage from an employer or under your spouse’s plan during the months you’re claiming.

11. Miscellaneous

Throughout the year, make note of any other expenses that the IRS might consider necessary in the normal course of business. This could include holiday gifts for your best clients (within reason), banking fees, shipping fees, post office box fees, etc.

11 keys to keeping your home WiFi network safe and secure

Many people buy a wireless router, bring it home, plug it in, connect and then forget about their WiFi network.

When you fail to secure your wireless network, not only can someone connect and use your network for illegal or malicious activities, they can also steal private information like user names, passwords, bank account information, social security numbers and other personal information you have stored on your computers and devices.

Take a few minutes to secure your wireless network to ensure your safety.

How to secure your home wireless network

1. Change your router password

Each router comes with a default password that allows you to log into the router. Change the password when you install the router and then change it again every few months.

Choose a strong password that is at least 8 characters long, the more the better. Use a combination of numbers, upper and lower case letters and symbols.

2. Disable remote administration

Remote administration allows you to log into the router remotely via the internet and make setting changes to the router. Most users never use this feature and unless you do use it, remote administration should be disabled.

3. Change your SSID

The SSID, short for Service Set Identifier, is the name of the wireless network. All routers have a default SSID. You must know the SSID to connect to a wireless network.

If there are several wireless networks in range and they have the same SSID, it can be confusing when trying to figure out which network is yours. Changing the SSID also adds a bit of security. If a hacker knows the brand of router you have based on the default SSID name, they are better able to know what vulnerabilities that particular brand of router has.

They can then use that information to potentially break into your network. When you change the default SSID, choose an SSID that is random. Do not use your name, address or any other personal information when creating the SSID.

Consider changing the SSID a few times a year.

4. Disable SSID Broadcast

The SSID of the router is broadcast to anyone within range of your wireless network. That means your neighbors and anyone close to the router can see your wireless network.

You want to disable SSID broadcast after you have setup and configured your router and successfully connected your computers and other devices to the router the first time. After you disable the SSID broadcast people looking at their list of available wireless networks will no longer see your network listed.

Disabling the SSID is not a strong security measure in itself but combined with other security actions, it adds an additional layer of security.

5. Use MAC filtering

MAC filtering allows you to specify which devices are allowed and not allowed to connect to your network. Each network card has a specific media access control address (MAC address) and no two hardware devices use the same MAC address.

A MAC address consists of six pairs of numbers separated by a colon. Wireless routers have a setting called MAC filtering. Using MAC filtering you can log into your router and enter the MAC addresses of the devices you would like to allow to connect to your wireless network. All other devices will be locked out.

You can also block specific MAC addresses from connecting to your router. Some hackers have mimicked MAC addresses, so don’t rely on this alone.

6. Use encryption

Encryption encodes the data transmitted between your computer and other devices and your wireless router. Use the strongest type of encryption your router supports. Choose a strong, unique preshared key/passphrase. This key will be used by anyone who is connecting to your wireless network. As with any other key or password, choose one that is at least 8 characters long and is a combination of numbers, upper and lower case letters and symbols. Change the key a few times a year.

7. Disable Wireless Protected Setup

If your router offers Wireless Protect Setup (WPS) it is best to disable that feature. Hackers have found a way to exploit the PIN feature to get your password.

WiFi protected setup allows you to connect devices to the router using a PIN or Push Button Connect. Using the PIN option, you enter the PIN number on your device to connect. Push Button Connect lets you push a button on the router or click a button while logged into the router and for a limited amount of time a device within range can connect. This allows devices to connect without knowing the passphrase.

8. Pay attention to device lists

Most routers have a device list feature. You can view the list to see what devices are currently connected to your router. You should occasionally review the list and make sure only devices you use are connecting.

9. Be careful with guest access

Most routers have a guest access option. This feature allows guests to connect to your router. If you do not use guest access turn it off.

If you do have guests that need wireless access, use this feature. This gives them access to WiFi without allowing them access to your network: things like shared files and folders, shared printers and other sensitive network information.

Some routers also allow you to restrict how much bandwidth a guest is permitted to use. Choose a secure preshared key/passphrase for guest access and change it often.

10. Consider unplugging your router at night or when you are away

A router cannot be compromised if it is disconnected. Consider unplugging your router when you leave the house for the day, leave for vacation or when you are done using it for the day. This will prevent any malicious activity. It could also prevent a power surge and save money on your electric bill.

11. Keep your router software updated

The software that is installed on your router is called firmware. Manufacturers will release firmware updates to improve performance and to address bugs and security issues. Check for updates a few times a year.

You can check for firmware updates by logging into the router. Most have a tab that allows you to check for updates from that page. You can also go directly to the manufacturers website and download the updates.

Final thought

If all this seems overwhelming, don’t let it intimidate you. It’s really very simple.

You can change the settings on your router using the software provided with the router or by using a web browser on your computer.

Taking the time to properly set up, configure and maintain your home network is important and the minimal effort is more than worth the peace of mind it provides.

The Los Angeles County District Attorney’s Office declined to press charges in the 2017 death of 26-year-old Gemmel Moore from a methamphetamine overdose at Buck’s apartment. They reopened an investigation into Moore’s death since Dean died.

Chances are you’re not going to get a signed contract back on the day you make contact with a home improvement lead—even if your work is wildly impressive, the client is completely enamored by your professionalism and demeanor, and your references are squeaky clean.

No matter how ready you are for the project, a contractor lead is cautious to invest heavily in their home improvement project right away—and that’s perfectly okay. At Modernize, we regularly speak with homeowners who look to us for guidance in the sometimes murky and confusing home improvement market. Our data shows that more than a third of homeowners will not begin the project they’re considering within 30 days of making contact with us or with a contractor.

And yet, you can’t sit idly by and wait for the work to begin—the client expects to develop a relationship with you during this incubation period. Use this opportunity to nurture their comfort and earn their trust. You need to balance a deliberate approach with patient execution to interact profitably in the home improvement market. Done correctly, you will have successfully constructed a pipeline feeding in high intent home improvement leads. Subsequently, you will compile satisfied customers who return and refer you for more work. Contractors must embrace digital marketing in 2019

While services like ours are paramount to a successful marketing approach in the digital age, there are some things you can do right now to better and more regularly foster relationships with the vast world of homeowners who may have tapped you for your hard earned reputation but have not yet chosen the perfect fit.

When nearly nine of out ten people are finding their contractors online, that’s where the game is played. And when on top of that, 98 percent of homeowners pick a contractor from the first page of results they see on the Internet, merely existing online is not enough — you have to stand out. Despite this demand, data shows just one percent of contractors say they utilize social media.

Here are three broad goals you should set for yourself in 2019:

  1. Develop a strategy to utilize social media.
  2. Optimize the way your business appears in online searches.
  3. And structure a 40-40-20 rule, which reasons that you should offer customers value in exchange for their attention.
    1. Spend 40 percent of your time posting helpful information
    2. Spend 40 percent of your time directly interacting with customers
    3. And spend 20 percent of your time promoting your brand.

Every conversation should be a marketing tool for you

On the phone, chatting, or exchanging emails? Good. But remember: The client is still in the discovery phase and learning the lay of the land. Be ready with information but also be ready to listen. When a customer is talking (or typing), think about that 40-40-20 rule as you navigate them through the initial phases of their journey and potentially into a professional relationship with you—your goal is an in-person appointment for assessment and possible estimation.

  • Know your brand.
  • Rehearse the script.
  • Keep the FAQs handy.
  • Anticipate a caller’s needs.
  • And be approachable.

Be confident you’re the right contractor for the job

If you treat every potential client as a paying client, you’re not only developing trust and reliability, you’re also displaying the confidence of your product.

We’re not saying you should put too much labor or time into a client who is not paying, but you should give them the impression that this is their best bet. If they don’t take it now, they may take it later. If a client is tending away from the project, be understanding and provide information as needed — sometimes it’s okay to let a client go, just be sure they take your business card on the way out.

Another Super Bowl has come and gone, but the memes are here to stay—especially when it comes to a certain tank top Adam Levine was wearing during the halftime show (before nipple-gate, of course).

If you caught Maroon 5’s performance, you know that Levine was wearing a patterned tank top with a brown and black square design. And people quickly recognized the pattern on things they found around their homes.

If you looked at Levine’s ensemble and thought, “I’ve seen that tank top in my grandma’s house before,” you’re not the only one. In fact, a lot of people are taking to Twitter to share photos of their ’70s-inspired home decor that looks identical to what Levine was wearing.

Jussie Smollet Update: Trump Response, Actor Arrived Home With Rope, Won’t Turn Over Phone

CHICAGO (AP) — Detectives have recovered more surveillance footage of “Empire” actor Jussie Smollett walking in downtown Chicago before and after he says he was attacked by two masked men, including video of him arriving home with a rope around his neck, but they’re still searching for footage of the attack, a police spokesman said Thursday.

The video from a surveillance camera at Smollett’s apartment building showing him arrive home with a rope around his neck is part of a larger effort to obtain as much footage as possible of his walk from a Subway restaurant to his apartment at around 2 a.m. Tuesday.

Police spokesman Anthony Guglielmi said detectives, who are investigating the case as a possible hate crime, have pieced together more footage from the hundreds of public and private surveillance cameras in that area of downtown Chicago, which is home to many high-end hotels and restaurants. But they still haven’t found video of the attack or the men who match Smollett’s description of the suspects, he said.

Smollett, who is black and gay and plays the gay character Jamal Lyon on the hit Fox television show, said the men beat him, subjected him to racist and homophobic insults, threw an “unknown chemical substance” on him and put a thin rope around his neck before fleeing. He returned to his apartment afterward and his manager called police from there about 40 minutes later, Guglielmi said. When officers arrived, the actor had cuts and scrapes on his face and the rope around his neck. Smollett later went to a hospital for treatment.

Guglielmi said there are still many more videos for investigators to collect and go through as they try to get a complete picture of Smollett’s walk home. It is tedious work that is made more difficult because the time stamps on various cameras may not be in sync, meaning detectives have to figure out the exact times of events, he said.

“It’s like putting together a puzzle,” he said.

Guglielmi said Smollett and his manager told detectives they were talking on the phone at the time of the attack, but that the 36-year-old actor declined to turn over his phone records to the detectives, who routinely ask for such information during criminal investigations.

Smollett has not spoken publicly about the attack, but his representative told The Associated Press on Wednesday night that the actor was at home and recovering. Smollett’s family issued a statement through a spokesman Thursday saying the actor was the victim of a “racial and homophobic hate crime” and pushing back against any suggestion that he was anything but truthful with the police.

“Jussie has told the police everything from the very beginning. His story has never changed, and we are hopeful they will find these men and bring them to justice,” the family said.

Police are hoping to identify and talk to two people who were walking in the area at the time of the attack and whose grainy image the department released. Guglielmi stressed that the people are not considered suspects and that police want to question them because they were in the vicinity and might have useful information.

Reports of the attack drew a flood of outrage and support for Smollett on social media. Some of the outrage stemmed from Smollett’s account to detectives that his attackers yelled that he was in “MAGA country,” an apparent reference to the Trump campaign’s “Make America Great Again” slogan.

President Donald Trump, expressed sympathy for Smollett on Thursday.

 

“That I can tell you is horrible. It doesn’t get worse,” the president told reporters when asked about the matter. The spot where Smollett says he was attacked isn’t far from the Trump International Hotel & Tower.

The FBI is investigating a threatening letter targeting Smollett that was sent last week to the Fox studio in Chicago where “Empire” is filmed, Guglielmi said. The FBI has declined to comment on the investigation.

In addition to his acting career, Smollett has a music career and is a noted activist, particularly on LBGTQ issues. Smollett’s representative said his concert scheduled for Saturday in Los Angeles will go on as planned.

Now in its fifth season, the hourlong drama “Empire” follows an African-American family as they navigate the ups and downs of the record industry. Smollett’s character is the middle son of Empire Entertainment founder Lucious Lyon and Cookie Lyon, played by Terrence Howard and Taraji P. Henson, respectively.

Chicago has one of the nation’s most sophisticated and extensive video surveillance systems, including thousands of cameras on street poles, skyscrapers, buses and in train tunnels.

Police say the cameras have helped them make thousands of arrests. In one of the best-known examples of the department’s use of the cameras, investigators in 2009 were able to recreate a school board president’s 20-minute drive through the city, singling out his car on a succession of surveillance cameras to help them determine that he committed suicide and had not been followed and killed by someone else, as his friends speculated.

Here’s a random question for today: how often do you clean your office cabinets or desk drawers? How often do you move old files into storage, or send them to the shredder? On the home front, how often do you clean your cabinets, pantry, and freezer? How often do you wash your makeup brushes? How often do you clean your closet and actually get stuff out to be donated or recycled? How often do you throw away old tax documents? What other tasks like these things do you do — and how do you remember to do them? 

(We’ve talked in the past about how to organize your office, how to schedule repeating tasks, how to spring clean your office, and shared thoughts on decluttering, donating, and more.)

For my $ .02, I almost never do these things! Over the past few weeks I’ve tried to clean a cabinet here and there (filing cabinets, as well as kitchen and bathroom cabinets) and have been surprised how amazing it feels to throw away stuff that’s totally expired (for kitchen stuff) or irrelevant (office stuff). We just donated a ton of old kids’ clothes — I just cleaned my makeup brushes  — and I just set aside a ton of tax documents for shredding. It feels great! The funniest thing to me is how momentum is really a big part of the efficiency here — it’s so much easier to get rid of things when you’re doing it in a full sweep. Some of the stuff at the back of my bathroom cabinet was half-empty drugstore stuff from 10+ years ago — insane. (Yes, we’re recycling everything we can.)

Michael Moore Calls on All Federal Workers to Stay Home

The last time he was on Stephen Colbert’s Late Show, Michael Moore said that that only way to stop President Donald Trump would be to “put our bodies on the line.” On Thursday night, he had issued a new challenge, this one to the 800,000 federal workers who are either furloughed or working without pay during the government shutdown.

“Any sane person—even if they’re for the wall—knows this is crazy that we’re in month two of this,” the director of Fahrenheit 11/9 said. “Nobody should be working without pay.”

Asked by Colbert how this whole thing will end, Moore said there’s an “easy way” to end it. “Federal workers, don’t go to work without pay,” he said. “And we, the people, we shouldn’t be supporting anything that requires someone who’s not paid working for us.” He went on to urge all Americans to stop taking flights and delay filing their tax paperwork to the IRS until the government reopens.
