This Is Everything You Need to Know Before Buying Your First Home


When she turned 27, Adria Rebbecchi decided to buy a house. Like most first-time homebuyers, she had no idea what to expect. But in the months ahead, she’d get a whirlwind education.

“Looking at a ton of different houses was fun and allowed me to explore parts of my city that I had never seen before,” said Rebbecchi, a marketing coordinator who lives in Tampa. “The most stressful part — definitely — was gathering all the necessary documentation for the mortgage.”

Buying your first home is intimidating. It’s the biggest purchase of your life so far, and you get bombarded with strange new concepts like “escrow” and “pre-qualification” and “closing costs.”

Adding to the pressure, skyrocketing home prices are making it harder than ever for first-time homebuyers like you to save enough for that crucial down payment. That puts you at a disadvantage when you’re competing with older homeowners who’ve built up tens of thousands of dollars in equity.

Hey, you’re not alone. First-time buyers make up roughly a third of all homebuyers, according to the National Association of Realtors. We’ll walk you through it.

Are You Ready to Buy (or Should You Continue Renting)?

Before you start shopping, a few things to consider…

You’re better off renting if:

  • There’s a good chance you’ll move in a few years.
  • Your job situation is shaky.
  • The down payment to buy will take all your savings.
  • You hate yard work, housework and maintenance.

You’re better off buying if:

  • You expect your family to grow.
  • You want pets, and that makes renting difficult.
  • You have enough savings for a down payment, closing costs and moving expenses.
  • You want a place to call your own — something that appreciates in value over time.

Ready to buy your own place? You’ve got this. Educate yourself. If you do a little research and ask for advice, you can save yourself a ton of money and stress.

Here’s our step-by-step guide for first-time homebuyers:

1. Start Saving for Your Down Payment

The best time to start saving is now. Right now.

The good news is, as a first-time homebuyer, you won’t have to come up with a huge down payment of 20% of the home’s purchase price. Government loan programs for new buyers allow as little as 3% to 5% down.

But even a small down payment is a big chunk of change. For example, a “low” down payment of 5% on a typical $ 200,000 house is still a whopping $ 10,000. Start saving those pennies!

It’s best to stash your savings someplace where you’re not going to touch it. A quick and easy way to get started is with Stash, a popular microinvesting app.

2. Check Your Credit

Before starting your fabulous home-buying journey, check your credit score. The better your credit, the better your odds of getting a mortgage with favorable interest rates.

It’ll offer you personalized tips and tools to manage your debt and raise your score. You can also look at your credit reports and dispute any errors that are hurting your credit score.

3. Talk to a Lender

We know, we know. You want to go house-hunting! Why aren’t we going house-hunting yet? That’s the fun part! My God, this is torture.

Patience, young Jedi. Now it’s time to reach out to a mortgage lender. Don’t skip this part.

Here’s an easy way to do it: Just talk to the bank you’re already doing business with. It’ll set you up with a loan officer. Or you could contact a major mortgage lender like Quicken Loans, Wells Fargo or Bank of America. They work with a lot of first-time buyers, so they’ll know how to talk to you.

You could also hire an independent mortgage broker to shop around and find the mortgage that works best for you. This will save you time and hassles. But you’ll have to pay your broker about 1% of your loan amount. (That happens later, when you officially close the deal.)

You have two reasons for talking to a mortgage lender: Get pre-approved for a loan, and check out options for first-time homebuyers.

Get Pre-Approved

You can get pre-qualified for a mortgage. That’s an estimate of how much a bank might be willing to lend you, based on your income and debts.

It’s better to go a step further and get a pre-approval letter. That’s when a lender goes over your finances in depth, then outlines in writing how much it’s willing to lend you.

This way you’ll know what your price range is, and you can narrow down your search. And when you find the house you want, you’ll be ready to make a serious offer.

Look at First-Time Homebuyer Programs

As a first-time homebuyer you may be eligible for various government loan programs. Ask your mortgage adviser about this. Here are some options:

  • FHA loans: The Federal Housing Administration insures these mortgages, so that protects your lender in case you default on the loan. These loans have smaller down payments and lower closing costs than conventional loans.

With a credit score of 580 or more, you can qualify for an FHA loan with a down payment of 3.5% of the home’s purchase price, according to the FHA. If your score is lower than that — between 500 and 579 — you’ll have to put 10% down.

  • USDA loans: The U.S. Department of Agriculture backs mortgages in this program, which focuses on homes in certain rural areas. No down payment is required. No minimum credit score is required, but it’s faster and easier if your score is at least 640, according to the independent Mortgage Research Center.
  • VA loans: The U.S. Department of Veterans Affairs guarantees parts of mortgages for active-duty military, veterans and surviving spouses. No down payment needed. The VA’s lenders typically require a credit score of at least 620, says Veterans United.
  • Fannie Mae and Freddie Mac: These government-sponsored enterprises offer mortgages to low- and moderate-income borrowers. They require as little as 3% to 5% down. You typically need a score of at least 620 for a loan from Fannie Mae or Freddie Mac. (The main difference between the two is the kind of banks they work with — Fannie Mae works with big commercial banks, while Freddie Mac works with smaller banks.)

4. Figure out How Much House You Can Afford

Don’t just look at houses at the top of your price range. Look lower, too.

Keep in mind that you’ll need to have enough money for:

  • A down payment.
  • Closing costs, usually 2% to 5% of your loan amount.
  • A home inspection, which HUD advises will likely cost $ 300 to $ 500.
  • Monthly mortgage payments.
  • Maintenance.
  • Property taxes, which will be rolled into your mortgage payments.
  • Homeowners insurance.

(Your real estate agent typically gets paid by the home’s seller when the sale goes through.)

We’d recommend going with a fixed-rate mortgage instead of an adjustable-rate mortgage (ARM). With an ARM, you might have lower monthly payments at first, but they’ll get more expensive later. A bank that sells you an adjustable-rate mortgage is betting that interest rates are going to rise and make your payments go up.

If you want the smallest mortgage payment possible each month, get a customary 30-year mortgage. But if you can afford higher mortgage payments, think hard about getting a 15- or 20-year mortgage instead. You can get a lower interest rate that way, and you’ll pay off your house a lot sooner.

Talk to your real estate agent about the likely cost of property taxes and home insurance in your area.

5. Get a Real Estate Agent

This is crucial. Get an agent you’re comfortable with. Think of your agent as your guide through this whole process.

Your real estate agent will help you find homes that fit your needs and your price range. They’ll tour these homes with you. When you find a home you like, they’ll help you make an offer, and they’ll negotiate on your behalf. They’ll even guide you through the paperwork blizzard that follows.

Your agent will calm you down if you feel like you’re going to puke.

There are approximately eleventy bajillion real estate agents in the U.S., so how are you supposed to choose one? Ask for recommendations from friends, relatives and co-workers. A whole lot of them own homes, after all.

6. Go House Hunting!

Finally, you get to the fun part! Woo-HOO!

Your real estate agent can find you plenty of homes for sale. Also, feel free to drive around your favorite neighborhoods, scanning the yards for “For Sale” signs.

There’s also this thing called the internet. Every year, sites like Zillow and Realtor.com are posting more and more information online about homes for sale. And first-time homebuyers are more likely to use the internet to find the home they’ll eventually purchase, according to the National Association of Realtors.

When you’re touring houses, keep your eyes open and ask a lot of questions: How old is the roof? What about the air conditioning system? Those are super expensive! Most American homes have shingle roofs that last 20 to 25 years and central AC units that last 15 to 20 years, according to most of the experts we’ve seen.  

When first-time homebuyer Timothy Moore went house-hunting, he was wowed by homes with fresh paint and new laminate flooring. But his partner knew to look for what really indicated quality: solid construction, good insulation and windows, a newer or good-condition roof, and a new or well-maintained HVAC system.

If you look at a lot of houses, they tend to blend together in your mind. Snap photos as you tour homes. At each new location, take a photo of the house number so you’ll know which place was which later on.

Adria Rebbecchi, the Tampa marketing coordinator, found house-hunting to be exhausting: “After a while, it did get to be frustrating. I had a hard time remembering which houses I had already looked at, and why I did or didn’t like them.”

7. Make an Offer

You’ve found the house you want? Make an offer on it. Don’t dawdle.

Your real estate agent can help you figure out how much to offer. The home’s sellers will either accept your offer, take someone else’s offer, or get back to you with a counter-offer.

If you and the seller agree on a price, you’ll hand over what’s called an “earnest money deposit,” showing that you’re committed to buying the house. It’s typically 1% to 2% of the purchase price.

A title company will hold the money in reserve, explains Zillow, in what’s called an “escrow account” while the house is taken off the market and you prepare to buy it. The deposit will eventually go toward your down payment and closing costs.

The next important step will be the home inspection.

8. Be There for the Home Inspection

Hire a licensed home inspector. (Your real estate agent can hook you up.)

This trained professional will examine your dream home, looking for any defects. The most common problems they find are things like faulty wiring or plumbing, poor ventilation, clogged gutters, mildewy basements or missing roof shingles, according to the National Association of Realtors.

If the inspector finds serious defects that weren’t disclosed, you can take back your offer or renegotiate. Sometimes the seller will agree to make repairs.

Tagging along for the home inspection is highly educational — you get to learn about everything that’s wrong with your new house! (Spoiler alert: There’s always something wrong. It’s usually not a deal-killer.)

Pay attention, because this knowledge will be super useful once you actually buy the place. You should also get a written report, so you’ll have a permanent record that you can refer back to.

9. Compare Mortgage Rates

At this point, you’re still not locked into one mortgage lender. Even if you’ve been pre-approved for a mortgage, you can still switch lenders in search of a better deal.

Getting quotes from multiple lenders puts you in a better bargaining position, says the Consumer Financial Protection Bureau. If you prefer one lender, but a different lender offers you a better rate, show the first lender the lower quote, and ask for a match.

“Essentially, you can start a mini bidding war,” first-time homebuyer Lana Axelrod says about her experience.

10. Time for Closing Costs

Finally, it’s time to close the deal. This is when you officially sign up for the mortgage, and the ownership of the property is transferred to you.

Closing mostly involves going through a thick stack of paperwork and signing your name over and over and over again. Professionals will walk you through the process. Your real estate agent will be there and probably a loan officer from whichever bank is giving you a mortgage. If you hired a mortgage broker, they’ll be there too.

No lie: Getting ready for closing is a lot of work.

Before her closing, Rebbecchi put in a lot of time gathering all the documentation she needed: “I have moved a LOT in the past few years and had a variety of jobs — so providing all my income tax returns, proof of employment and justifying previous addresses was exhausting.”

As a rule of thumb, closing costs run from 2% to 5% of your loan amount. This pays for things like having a property appraiser assess the value of the home, as Realtor.com explains, and having a title company do a title search to make sure nobody else has a claim on the property.

(You don’t have to find these people. Your lender will choose the appraiser. Your real estate agent will hook you up with a title company.)

Alternatively, you can negotiate with the seller to cover all or part of your closing costs. One common method is to have your closing costs added to the home’s purchase price, and ask the seller to pay them. That way, the seller nets the same amount of money, but your closing costs get included in your mortgage. Talk to your real estate agent about it.

11. Shop Around for Homeowners Insurance

Now that you own a home, you’ll likely need to insure it.

It’s mandatory if you have a mortgage — when you borrow money from a bank to buy a house, it’ll require you to insure that asset. In fact, your insurance premiums will be included in your monthly mortgage payments.

Homeowners insurance covers the cost of repairing or rebuilding your home if it gets damaged by fire or the kind of natural disaster insurers call “acts of God” — earthquakes, lightning, etc. It typically doesn’t cover damage from flooding or hurricane winds, so you may need to purchase separate insurance policies for those, depending on where you live.

To find affordable insurance, shop around.

Start by getting a free quote. We recommend the online insurance company Lemonade, where homeowners insurance starts at $ 25 a month. Instead of profiting extra when it doesn’t have to pay out claims, the company keeps a set 20% of your premium for itself, and 80% goes into a pool for paying claims and charity.

Lemonade offers homeowners insurance in New York, California, Texas, Illinois, New Jersey, Nevada, Ohio, Pennsylvania, Maryland, Arizona, Rhode Island, Georgia and the District of Columbia, and it’s expanding to other states.

Private Mortgage Insurance

If your down payment was less than 20% of your home’s value, you’ll be charged an additional monthly fee: private mortgage insurance (PMI). It protects the lender if you stop making payments.

Once you’ve made enough mortgage payments to reach 20% equity in your home, you can cancel your PMI. You might have to keep after your mortgage lender to actually stop charging you for PMI.

12. Home Sweet Home

After it’s all said and done, bask in the glory of home ownership.

Follow the example of Rebbecchi, who put a lot of work, strategy and shoe leather into finding just the right house. Even though home ownership has been a bit more work than she bargained for, she’s still glad she made the move.

“I love my house,” she said. “It’s small and quaint and has a great vibe.”

How This Woman Bought Her Dream Home While Making Less Than $60K


When Kristine Dowhan got a new job opportunity in St. Petersburg, Florida, with her company, she didn’t hesitate.

It didn’t take her long to sell her home in Detroit. She quickly found a foreclosure selling for $ 30 less per square foot than the rest of the neighborhood in St. Petersburg. It was in one of the safest and best school zones in the county, and it had everything she wanted in the long term: four bedrooms, three bathrooms, and it sat on an easily accessible street and needed little fixing up.

But her list of wants didn’t include a price tag of $ 455,000. But that’s what her dream house was listed for. She knew this house was too good to pass up, so she decided to go for it.

Why Moving Up Made Sense

In 2016, Dowhan, a business finance manager, was making less than $ 60,000. She was 25 and single, so she had no second income to fall back on.

But she viewed real estate as an investment.

When she bought her first home in Detroit in 2011, the local real estate market was crazy-cheap.

Dowhan moved back in with her parents after college. She’d used scholarships to pay for most of her degree, so she graduated with no student debt. She saved $ 30,000 in seven months, and instead of putting a solid down payment on a house in an up-and-coming neighborhood, she paid cash for a fixer-upper.

Dowhan spent two and a half years fixing up her 1,100-square-foot home while also living in it. She washed her dishes in the laundry room, found dust everywhere and lived within half-finished walls.

Much to the chagrin of her family and ex-boyfriends, Dowhan patiently saved up and paid cash for every improvement.

“[I lived] with no countertops for a year and a half because I wanted granite, and I was saving,” she said.

When she became interested in moving to Florida, she looked at real estate for around nine months.

She knew she wanted a house she could grow in; she didn’t want to move again in a few years.

“I [didn’t] want to have to move and give up 6% equity every time, plus the effort of moving and all the things that go into it,” she said.

She sold her Detroit home in three days for her asking price of $ 90,000. The sale left her with a sizable down payment. Still, she didn’t make enough to qualify for her home loan.

So she paid off every bit of debt she had. She negotiated the price down to $ 425,000, and she added cash to the down payment beyond what she made from the sale of her Detroit house.

But her debt-to-income ratio was still over the 50% limit set by the bank. Still, she believed she could make it work.

When mortgage interest rates dropped by 0.12%, she finally achieved a 49.9% debt-to-income ratio. She was approved, and on Feb. 22, 2016, Dowhan closed on her home.

Hello Mortgage… and Airbnb Guests

Dowhan knew that first you sign the papers, then comes the mortgage bill. She had more than enough room for roommates. Plus, she had tenure in her company, and if all else failed, she would fall back on her retirement savings.

“The answer at first was roommates,” she said. “The answer was not roommates after I got them.”

Two months after she closed on the house, a young couple moved into one of the rooms. But the roommates weren’t a good fit. She gave them their 30 days’ notice after one month.

Not wanting to take a chance on roommates again, she decided to list her house on Airbnb. But there was one small issue: Airbnb guests don’t bring their own beds with them.

She couldn’t afford to furnish three extra bedrooms and two bathrooms so soon after closing.

“With $ 100 left in my checking account, I made a game for myself,” she said. “Every single piece of furniture I brought in had to be free on Craigslist.”

She got to work and found a free queen-size bed and two twin beds on Craigslist, and that’s what she started her listing with.

The week Dowhan posted the first bedroom on Airbnb, she was continuously booked. Her first guests actually arrived before her roommates were finished moving out.

“They came and I was like, ‘Oh, it’s just my friends. [They’re] just some friends,’” she joked. “They were so confused.”

In addition to scoring furniture on Craigslist, she found that people in her neighborhood were frequently giving away nice stuff. Within six months, she’d switched the queen out for a king. She got another king-size bed and a crib for the second room, plus two day beds and a bunk bed for the third.

In the first year of being fully operational, she made over $ 35,000 from Airbnb, netting her $ 1,200 after expenses.

Dowhan also continued to apply for higher positions at work. When she got them, she kept negotiating her salary. She rented the three spare rooms on Airbnb for 18 months until she got married and finally got that second income to help with the mortgage.

Now she and her husband, Michael, continue to live in and enjoy the house, which is currently valued at over $ 580,000. They even throw pool parties on the weekend.

Asked if she’d do it again, she said: “The time to take these risks is when you’re young. I would never take this risk if [I was] married. And if we had kids, I definitely wouldn’t have taken the risk.”

By removing the wall that separated the kitchen from the living room and dining room, we were able to create a modern open concept plan and doubled the size of the kitchen. We also included a stunning island, nearly 10 feet in length, in a light shade of blue which complemented the classic look of the white cabinets. The goal was to make the space feel bigger and brighter so we used white tones throughout the home and added large windows to allow for a lot of natural light which complemented the light colors.

For Nursing Home Patients, Breast Cancer Surgery May Do More Harm Than Good

Surgery is a mainstay of breast cancer treatment, offering most women a good chance of cure.

For frail nursing home residents, however, breast cancer surgery can harm their health and even hasten death, according to a study published Wednesday in JAMA Surgery.

The results have led some experts to question why patients who are fragile and advanced in years are screened for breast cancer, let alone given aggressive treatment.

The study examined the records of nearly 6,000 nursing home residents who had inpatient breast cancer surgery the past decade. It found that 31 to 42 percent died within a year of the procedure. That’s significantly higher than the 25 percent of nursing home residents who die in a typical year, said Dr. Victoria Tang, lead author and an assistant professor of geriatrics and hospital medicine at the University of California-San Francisco.

Although her study doesn’t include information about the cause of death, Tang said she suspects that many of the women died of underlying health problems or complications related to surgery, which can further weaken older patients. Patients who were the least able to take care of themselves before surgery, for example, were the most likely to die within the following year. Dementia also increased the risk of death.

It’s unlikely that many of the deaths were due to breast cancer, which often grows slowly in the elderly, Tang said. Breast cancers often take a decade to turn fatal.

“When someone gets breast cancer in a nursing home, it’s very unlikely to kill them,” said study co-author Dr. Laura Esserman, director of the UCSF

breast cancer center. “They are more likely to die from their underlying condition.”

Yet most patients in the study got sicker and less independent in the year following breast surgery.

Among patients who survived at least one year, 58 percent suffered a serious downturn in their ability to perform “activities of daily living,” such as dressing, bathing, eating, using the bathroom or walking across the room.

Women in the study, who were on average 82 years old, suffered from a variety of life-threatening health problems even before being diagnosed with breast cancer. About 57 percent suffered from cognitive decline, 36 percent had diabetes, 22 percent had heart failure, 17 percent had chronic lung disease, and 12 percent had survived a heart attack.

The high mortality rate in the study is striking because breast surgery is typically considered a low-risk procedure, said Dr. Deborah Korenstein, chief of general internal medicine at New York’s Memorial Sloan Kettering Cancer Center.

The paper provided an example of how sick, elderly people can suffer from surgery. An 89-year-old woman with dementia who underwent a mastectomy became confused after surgery and pulled off all her bandages. Health care workers had to restrain her in bed to prevent her from pulling off the bandages again. The woman died 15 months later of a heart attack.

Surgery late in life is more common than many realize. One-third of Medicare patients undergo surgery in the year before they die, according to a 2011 study in The Lancet. Eighteen percent of Medicare patients have surgery in their final month of life and 8 percent in their final week.

Nearly 1 in 5 women with severe cognitive impairment, such as Alzheimer’s disease, get regular mammograms, according to a study in the American Journal of Public Health.

The new study leaves some important questions unanswered.

The paper didn’t include healthier nursing home residents who are strong enough to undergo outpatient surgery, said Dr. Heather Neuman, a surgeon and associate professor at the University of Wisconsin School of Medicine and Public Health. These women may fare better than those who are very ill.

Esserman and Tang said their findings suggest doctors need to treat breast cancer differently in very frail patients.

“People think, ‘Oh, a lumpectomy is nothing,’” Esserman said. “But it’s not nothing in someone who is old and frail.”

In recent years, doctors have tried to scale back breast cancer therapy to help women avoid serious side effects. In June, for example, researchers announced that sophisticated genetic tests can help predict which breast cancers are less aggressive, a finding that could allow 70 percent of patients to avoid chemotherapy.

The Medicare database used in this study didn’t mention whether any of the patients had chemotherapy, radiation or other outpatient care. So the UCSF researchers acknowledged that they can’t rule out the possibility that some of the women suffered complications due to these other therapies. In general, however, authors noted that only 6 percent of nursing home residents with cancer are treated with chemotherapy or radiation.

The authors said doctors should give very frail patients the option of undergoing less aggressive therapy, such as hormonal treatments. In other cases, doctors could offer to simply treat symptoms as they appear.

The new study raises questions about the value of screening nursing home residents for breast cancer, Korenstein said. Although the American Cancer Society hasn’t set an upper age limit for breast cancer screening, it advises women to be screened as long as they’re in good health and expected to live at least another decade.

Residents of nursing homes generally can’t expect to live long enough to benefit from breast screening, Korenstein said.

“It makes no sense to screen people in nursing homes,” Korenstein said. “The harms of doing anything about what you find are far going to outweigh the benefits.”

“She’s alert, laughing, teasing, able to recognize people,” Tim Franklin said. “Family is there with her. She’s home.”

“She’s watching TV, so god forbid she sees all of this ‘Aretha’s dead,’ so I don’t want to dampen her spirits on that.” Says Tim.

A friend also confirmed to the magazine that the 18-time Grammy winner has “been ill for a long time” and that loved ones have reportedly been warned that, “death is imminent.”

The family is reportedly hopeful that Franklin’s health will turn around for the good. Tim says the family is “trying to keep her spirits up and go from there.”

In 2012, the Fortune 200 company partnered with Modernize to grow their HVAC, Windows, and Roofing revenue profitably by increasing their digital footprint. In a recent interview, Sears Home Services’ Senior Marketing Manager, Janice Barbosa, discussed the impetus to partner with Modernize. Watch the video above or read the interview below!

What is your goal in working with Modernize?

“We’ve established our position in search and email and a variety of places where we are capturing homeowners that are looking for a select Sears. There’s also the opportunity to work with partners like Modernize who also are attracting homeowners – homeowners who may not know who they want to work with. We want to make sure we have the opportunity to talk to those homeowners as well.”

How has your relationship with Modernize evolved?

“The biggest evolution has been in the transparency and data flow – between us and modernize and modernize and us. Also, the quality of insights that we’ve been able to gain. In the early days, our focus was on volume. As we’ve gotten smarter about how that volume performs, we can make decisions to make adjustments that makes that volume better.”

What are some fundamental elements to the relationship?

“Transparency. In a partnership like this, you have to be able to share information and use it to create better performance for both parties. We want to be sure we’re getting the right homeowners that we can satisfy. Obviously, Modernize wants to be able to deliver homeowners and satisfy them as well. If we can both do that by sharing information and learning more about what’s working and what isn’t, then we can both do a good job in that space.”

How important is lead generation to your marketing strategy?

“I think when you look at homeowners and where they go for information, there’s been a real revolution. Some homeowners will pick a brand or a company they want to work with, but many of them just want to be educated. They want to be matched with quality contractors without doing an enormous amount of homework. What we’ve seen is a big growth of homeowners that want to use a partner that’s going to match them with contractors they want to work with. I think for us, it’s understanding the importance of that channel, and making sure that we have relationships so we can talk to those homeowners as well.”

What is your advice for new companies that are looking to grow with Modernize?

“You have to focused on your own brand and your own efforts to have homeowners choose you. You also have to understand homeowner behavior and how it’s changed. Know that many homeowners want to have that matching process occur through a third party, and that you develop those relationships so you’re present with companies like Modernize who are bringing in homeowners through that process.”

Describe your relationship with Modernize in one word.

“Partnership. I think partnership means transparency and a joint objective for success on both sides. It means finding ways to solve problems together. I think in a true partnership, you’re creating scenarios that help you both grow over time.”

But the show’s tone is so earnest, its approach so enthusiastic, that you can’t help but smile through the sap. And when viewed amid a grating spate of mindless reality remodeling shows that seem to be getting blander and lazier with each iteration, the show is undoubtedly a warm and lively upgrade.

Unlike many of its counterparts, Amazing Interiors doesn’t have a set of hosts supervising the projects and shepherding you from house to house. Instead, the showrunners zero in on homeowners who have opted to deck out their own places, often with a relatively modest budget and little-to-no professional aid. Installing these everyday people as the guides of their own spaces fills the show with a personal, genial spirit, and exploring their idiosyncratic homes feels less like a window into some interior design pipe dream than like a housewarming party at the home of your quirky neighbor.

The blueprint for each half-hour episode is to introduce three distinct residences: one that’s under construction, two that are already completed. The in-progress pad provides the episode’s arc, which begins with the homeowner’s plans for remodeling and unfolds as the venture progresses. The two finished living spaces are each revealed in one-off cutaways, before the episode ends on the initial project, rounded off and ready for use.

Husband and wife have been reunited.

Offset returned home to Cardi B just one day after his arrest for gun and drug possession in Clayton County, Georgia. His arrest came just 10 days after he and Cardi B welcomed their first child together, daughter Kulture Kiari.

The new mother, 25, shared a Boomerang of herself and Offset, né Kiari Kendrell Cephus, on her Instagram Story on Saturday after his arraignment.

“Home,” she wrote in the caption as she sat on a chair and he stood over her in just a pair of yellow pants.

In another post, the “Be Careful” rapper set the record straight when it came to details of her husband’s arrest.

“For the record Offset is NOT ON PROBATION,” she wrote with an unamused emoji and an eye-rolling emoji.

The 26-year-old musician, who is a convicted felon, was pulled over in his 2014 Porsche 911 Carrera in Jonesboro, Georgia, on Friday. Officers spotted him performing an improper lane change, according to a police statement obtained by PEOPLE.

As officers approached his vehicle, they allegedly detected the smell of marijuana and proceeded to conduct a search. They found three handguns, less than an ounce of marijuana and more than $ 107,000 in cash.

Offset was charged with possession of marijuana (less than an ounce), possession of a weapon by a convicted felon, possession of a weapon during the commission of a crime and an improper lane change.

He was held at the Clayton County Jail on bond, which has been posted, his lawyer Drew Findling told PEOPLE.

Findling said the rapper’s main priority was his wife and their newborn daughter.

He is concerned, very concerned, about ,” he said. “Of course his new baby is his top priority as well as his other children.”

Findling also said the Migos rapper was not guilty of any crime.

The attorney added: “ holding up as best he can considering the circumstances and knows he has not broken any laws. He is going to have his day in court.”

She’s the first child for Cardi B and the fourth for Offset. He has three children from previous relationships: sons Jordan and Kody and daughter Kalea Marie.

Just five days ago, Offset was seen cuddling with Cardi B, born Belcalis Marlenis Almanzar, during a doctor’s visit for Kulture.

HONOLULU — Kaiser Permanente Hawaii has promoted Shaun Marsh, RN, from director of patient care services to home health administrator. Marsh now oversees Hawaii’s home health department and actively participates in program development. Her responsibilities include day-to-day operations, strategic development, performance management, systems and utilization management, and ensuring adherence to regulatory requirements.

Marsh joined Kaiser Permanente in 2011 as a registered nurse case manager for hospice and palliative care. Since then, she’s served as quality coordinator for hospice and palliative care, where she was responsible for report analyses and chart audits. Prior to accepting the position of director of patient care services, she was the clinical nursing supervisor for home health.

Marsh is a registered nurse and holds a bachelor’s degree in nursing from the University of Phoenix. She is currently pursuing a Master of Business Administration at the University of Phoenix.

Following England’s devastating loss to Croatia in the World Cup semi-final, Twitter was rife with jokes poking fun at the “It’s coming home” rallying cry of the English fan base.

With a little over 10 minutes to go in extra time of Wednesday’s match, Croatia’s Mario Mandzukic fired a shot into the back of the net to give his team a 2-1 lead over England. The English squad was unable to come up with an equalizer in the remaining time, officially ending their chances of reaching their first World Cup final since 1966.

With England just one game away from reaching their first World Cup final since 1966, English fans’ cries of “It’s coming home” are only growing stronger.

The chant has its origins in The Lightning Seeds’ 1996 single “Three Lions,” a track that was released to commemorate England hosting the 1996 European Football Championship. But while the song originally poked fun at England’s numerous soccer disappointments, its chorus is now a rallying cry for all those hoping to see the English squad come out on top on Sunday.

As the phrase has risen in popularity throughout the World Cup, fans from around the globe have begun hopping on the “It’s coming home” bandwagon. Even Justin Timberlake tried the cheer out during his Monday concert at London’s O2 Arena.

And because it’s 2018, the chant has also been turned into a meme, with Twitter users superimposing “Three Lions” over famous movie and TV scenes.

After its 2-0 victory over Sweden on Saturday, the U.K. is advancing to the World Cup semifinals for the first time since 1990.

As celebrations rage, and ahead of the team’s next bout, you may have noticed lots of U.K. fans saying, “It’s coming home.” Here’s what the phrase means, and where it comes from.

Origin

“It’s coming home” makes up the chorus of the 1996 song “Three Lions,” by The Lightning Seeds. The song was created, with the help of comedians David Baddiel and Frank Skinner, to commemorate England hosting the 1996 European Football Championship, its first hosting gig since the 1966 World Cup, according to the BBC. With lyrics like, “England’s gonna throw it away, gonna blow it away,” and “thirty years of hurt,” the song was meant to lovingly poke fun at the bittersweet existence of British soccer fans, according to the Independent.

Meaning

The chorus’ iconic line refers to soccer returning to England, its birth home. The game officially branched off from rugby there in 1863, with the creation of the Football Association in England, according to FIFA. That group was soccer’s (or football’s) first governing body, FIFA says.

The song’s title, “Three Lions,” refers to the design depicted on English players’ jerseys.

Today

Though the song is more than 20 years old, U.K. soccer fans still use “It’s coming home” as a rallying cry, echoing through stadiums and social media networks alike. Even Daniel Baddiel, one of the comedians who helped create the song, has joined in the fun to celebrate England’s advancing team.

Body discovered at home of Giants’ Jenkins

Police are investigating after a body was discovered at the New Jersey home of the Giants’ Janoris Jenkins. The cornerback has been in Florida for two weeks, sources say. The police are investigating the case as a homicide.

Body Found at Home of New York Giants Cornerback Janoris Jenkins

FAIR LAWN, N.J. — A body has been found at a New Jersey home where New York Giants cornerback Janoris Jenkins lives.

The Bergen County prosecutor’s office says it is investigating a death at the house in Fair Lawn, about 10 miles north of MetLife Stadium. Property records show Jenkins has lived at the house the last two years.

The prosecutor’s office says the dead man isn’t the house’s owner. His identity wasn’t immediately released. The office didn’t say where Jenkins was when the death occurred.

A spokesman for the Giants says the team is monitoring the situation but didn’t comment further.

Jenkins played at Florida from 2008-10 before finishing his college career at North Alabama. He was drafted in the second round by the St. Louis Rams in 2012. He played four seasons with the Rams and the last two seasons with the Giants.

Have you ever wanted to feel like the lord of the manor? Classic English decor is an excellent source of inspiration for the aspiring gentleman, and while it has many distinctly masculine elements it is also uniquely suited for a family home with a variety of occupants. 

Classic English interior design is a subject upon which many authors have spent hundreds of pages dissecting. It’s the subject of many glossy coffee table books for a reason – the style has timeless appeal. Given the close association with the British aristocracy as the source of original “gentlemen“, traditional English style will always have allure for modern men seeking a classic look in their homes. It’s suited to homes large and small, cozy and formal alike. Secondhand finds, worn edges, collections and bit of dust is all ok!

English Home Interiors: A Style to Suit Every Classic Gentleman

The main appeal of classic British interior design is its longevity. Nearly every style that’s come and gone in the last 500 years is still in use, even if it’s a bit worse for wear.

Ian Russell, the 13th Duke of Bedford, was renowned for his wit and had an insider’s view on English style. (We talked about him here.) In his The Duke of Bedford’s Book of Snobs (now unfortunately out of print), with Brits’ typical self-deprecation, he says that you may open your stately home to visitors, “as long as you permit them to look at old cobwebs and ramshackle furniture in uncleaned rooms”…

I’ve read that the English hate to buy furniture: they just get the needed piece in the attic, left there by an ancestor, and replace it. In general, the style is heavy, blended, and full of details with a distinct emphasis on classic, i.e. non-modern, design. It’s certainly not for the minimalist who doesn’t like collections or clutter, nor is it a modern aesthetic.

English Design Styles

Classic British design conjures images ranging from dark medieval rooms hung with tapestries and hunting trophies to bright formal sitting rooms dotted with high backed gilt chairs in shades of pale yellow and green. Homes decorated in a single style are equally as interesting as those that layer different types of style together. The beauty of the classic British aesthetic is that all these style elements can either remain pure or they can be mixed together.

Let’s take a look at some key elements that you can add to your home to recreate typical British interior design.

Some items are above any argument when we think of a proper gentleman’s home interior, such as the Chesterfield sofa and armchair. It is not a new item: the Oxford English Dictionary says that the word chesterfield was already in use in the 1800s to describe a leather couch.

As you may have imagined, its inventor was the 4th Earl of Chesterfield, Lord Phillip Dormer Stanhope (1694-1773). He was a politician, trendsetter, and writer (his book Letters to His Son on the Fine Art of Becoming a Man of the World and a Gentleman is an amusing read for the aspiring gentry and may be found here). As such, he commanded a local craftsman a sofa that allowed a man to sit upright without wrinkling his clothes. It had deep buttoned upholstery and nailhead trim.

Some say that when he was about to die, he called his butler and ordered him to give his godson, a Mr. Dayrolles, a chair. He took the heavy chair home and his visitors admired the attractive and comfortable furniture, commissioning copies for themselves.

By the way, it became a staple at most Gentlemen’s Clubs in London, together with dark wood panels, crystal brandy glasses, and cigars.

You may find the Chesterfield in its variations – seats with or without buttons, rolled or straight arms, in many colors, with fabric or leather covers. But the classic version – and the one that is more associated with English interiors – is the chocolate leather chesterfield. It gains an heirloom-quality wrinkled patina over time.

The best companions for it are vintage style sofa pillows, preferably with embroidered fabrics featuring hunting elements – dogs, horses, foxes, pheasants, etc. A brass floor lamp with green shade provides lighting with style.

Few people realize that England has a long clockmaking tradition. An interesting book on the theme tells how John Harrison, an unschooled carpenter, solved the problem of precision in a ship, enabling England to pinpoint their maritime routes precisely. (You can find the book here.) A longcase clock will provide you with a comforting chime every hour and give your library an unmistakable Briddish look, connecting you to history.

By the way, the library would be one of the best places to put a grandfather or longcase clock, complete with Big Ben chime on the full hour. You may find them new or old on the web, many made in England.

Every time you order a sandwich at your local burger spot, you should make a mental reverence to John Montagu, 4th Earl of Sandwich (1718-1792). In 1762 (if you want details, it was November 3) he was playing cards – poker, some say – and he didn’t want to leave the table to eat. So he asked his footman for a piece of meat served between two slices of bread so as not to smear the cards and the fast food was invented.

This anecdote shows the importance of a good cards table in a gentleman’s house. But do not think for any moment that the flimsy, folding table will do. It must be a solid piece of furniture, au pair with the rest of the décor, preferably with special places for glasses.

The same applies to a pool table. You don’t have to order a five-digit behemoth table with ornaments that would make a Baroque church blush, but a nice vintage model with new felt and rubber edges will look great. (Do buy new cues and balls; these items are hard to refurbish and not so expensive when new.)

A heavily draped 4-poster bed was once a necessity to keep out the chilly night air in an English country home, and these days the style is still synonymous with the British design aesthetic. Metal and wood are classic choices.

So, an English house would have Persian rugs, for instance, as well as Indian wicker furniture, which looks especially nice on the veranda.

The Library

In my view, the library is the center, the heart of a gentleman’s sanctum in a house. It is there that he conducts his business, write, read, have meetings with associates or friends, or simply relaxes after a hard day’s work. Frankly, it’s a far classier version of the basement “man cave” that’s become so popular these days.

The English library may be seen in many movies or TV series, and Downton Abbey quickly comes to my mind as an example of the latter. The shelves and bookcases should follow the style of wall covering used near it, which is usually mahogany or oak. You may use glass-paneled doors in some cases to protect rare books or documents.

Yes, I know it is expensive, but if you have taken the time, effort and expenses to build a beautiful library, go a bit further and slowly, one by one, have your most beloved titles bound in leather: their value appreciates considerably. Try to focus your library on titles related to your favorite hobby or to your work/profession, or on an author, or on a subject. As most stamp collectors will tell you, it is virtually impossible to have a worldwide stamp collection.

I have a friend that collects watches and so his library is full of books on particular watch models or brands; also, it is there that he keeps a few tools to make small repairs or to polish his timepieces.

The desk should be one of the central pieces of the library, if not its most important item. The preferred wood for a desk used to be oak, which is a beautiful wood and develops a nice patina over time. Most desks have a central leather cover to make writing smoother.

Equip your desk with your modern computer and accessories, and decorate it with a bronze or resin statuette of Churchill, Nelson or another favorite historic character. (You may have hesitated when you thought of a Napoleon bust; after all, it’s an English style you are after. But you would have good company: the Old Bulldog himself had a Sèvres biscuit bust of Napoleon on his desk at Chartwell.) The contrast of old and new is interesting and gives your desk an atemporal look.

It’s the second most important gathering space in the house, and it should be designed to both showcase your style and keep your dinner guests comfortable. Emulate this style by choosing a statement chandelier for the center of the room, an elegant wood table, bold wall coverings, and a heavy gilt mirror.

A walk-in closet is a luxury, and for an aristocratic gentleman, he had an entire room in his home specifically for the rituals of getting dressed. According to the Britannica online encyclopedia, its extensive use began in the Gothic period, mostly in oak or pine. The same source states that mahogany, as well as walnut, birch, redwood, and others, were adopted in the 20th century.
