Do you really think it’s ok to tell me how to get pregnant?

It’s funny (and by that I don’t mean the laugh-out-loud kind), isn’t it? That your own body is never really your own. When you’re getting married, you’re asked if you’re going to get into shape for the big day – no one ever asks the husband that one, mind – and virtually as soon as you walk down the aisle, you’re asked when you’re going to start a family.

And let me tell you, it gets even worse the moment you tell people you’re TTC – that’s trying to conceive by the way, your vocabulary opens to a whole new world of abbreviations when you’re TTC with your OH.

To be fair, it was my own fault for telling anyone, but in my defence, I believed it would get people off my back a little if I told them we were at least trying. Except, it only worked for a few months before the advice (mostly unsolicited) started pouring in again.

The thing that surprised me the most is how opinionated everyone is, and although it is never meant in a mean way, it’s f*****g grating is what it is. To give you a few examples…

‘Well you should probably put on a bit of weight’ – you would never tell someone to put on/lose weight in normal circumstances, would you? Also the only person who I trust to tell me about my weight here is my doctor, and she says it’s fine

‘No wonder it’s not happening, you’re hardly ever in the same country’ – myself and my husband do travel a lot for work, but trust me, we know how to make a baby, thanks captain obvious

‘You should stress less, because you know stress doesn’t help’ – you know what’s definitely not stressful? Someone asking for updates all the time. Or telling you not to stress.

‘So, is has anything happened? *wink wink*’ – Yeah we’re just keeping it secret for the lolz

‘Honestly, having a baby is so much more work than you think, I’m not trying to put you off, but…’ – you’re right, i’ve changed my mind, let’s cancel the baby making

‘Well your mum took a while to conceive, so you might have the same issues’ – again helpful

‘Oh, well I wouldn’t worry about it, some people takes aaaages to get pregnant, you’ve got lots of time’ – nope, not worried about it, thanks though

‘Well you’d better hurry, I don’t want to die before I’ve met my first great-grandchild’ – no pressure. At all.

The thing is, whether we are worried about it or not, it’s just not ok to comment on such personal matters, because you never know what people are going through. In the meantime, the next time someone offers up some words of wisdom, I’ll ask them exactly which sex position they think is best.

FHA vs. Conventional Loans: How to Tell Which Is Better for Your First Home

You’re planning to purchase your first home. What a glorious event!

Until it comes time to figure out how you’re going to pay for it.

Well, if you’re a first-time homebuyer looking into mortgages, you’ve probably heard of, or looked into, FHA loans. They’re the second most common type of mortgage (behind conventional), but they’re highly popular for home-buying newbies.

Here’s what to know if you’re shopping around.

What Is an FHA Loan?

An FHA loan is a type of home mortgage insured by the Federal Housing Administration (FHA) and offered by an FHA-approved financial institution.

This insurance gives banks, credit unions and other lenders more leniency to approve mortgages outside conventional loan requirements.

The major advantages of choosing an FHA loan are the easier credit standards and the lower down payment minimums. And if you’ve had any major credit problems like a foreclosure or bankruptcy, you don’t have to wait as long to obtain an FHA loan as you would for other loans.

While your credit score doesn’t need to be as strong for your loan to be approved, the lower your credit score, the higher your required down payment.

Your credit score is also a huge factor in determining what you’ll pay in closing costs. Between 2% and 5% of the loan amount is most common, that’s $ 4,000-$ 10,000 on a $ 200,000 loan.

Another perk of the FHA loan is that if you’re not within the required debt-to-income (DTI) range, you can lower yours by blending DTI ratios with a related, non-occupant co-borrower — like your mom, as long as she doesn’t live with you.

Your DTI ratio is your minimum monthly debt payments divided by your monthly income. You can qualify for an FHA loan with a DTI ratio as high as 50%, but you’re more likely to be approved at 43% or less.

But there are some drawbacks, too.

Homes must meet strict structural standards, making most fixer-uppers hard to get approval for. If you’re set on one, look into an FHA 203K loan. The process for approval is lengthier than for a regular FHA loan, but the mortgage includes estimated home improvement costs in the loan amount.

FHA Loan Requirements

Your credit score and down payment aren’t the only requirements for an FHA loan. Like any other mortgage, there’s a long list of requirements, including:

  • Steady income and employment history, usually for the past two years.
  • The property must be the borrower’s primary residence.
  • The property must meet certain minimum standards for appraisal.
  • The appraisal must be done by an FHA-approved appraiser.
  • Your total monthly payment can’t exceed 31% of gross income.

An FHA loan also requires you to pay a mortgage insurance premium (MIP). No matter how big your down payment is, an upfront MIP payment equal to 1.75% of the base loan amount is added at closing. There’s also an annual mortgage insurance premium — similar to PMI on a conventional loan — that varies depending on your down payment.

For example, most people choosing an FHA loan choose a 30-year fixed mortgage with 3.5% down payment. That’ll incur a 0.85% annual MIP for the entire mortgage term, so on a $ 200,000 loan, annual MIP will start at $ 136.71 and gradually go down over the term of the loan.

A higher down payment of 5%-10%, on loans of less than $ 625,000, will incur a lower annual MIP of 0.8% for the entire mortgage term.

FHA Loan vs. Conventional Loan

Conventional loans are by far the most popular type of mortgage, but does that mean they’re better?

That depends on your financial situation.

Say you’re putting down 5% or more on your house. While FHA loans tend to have slightly lower interest rates, conventional loans tend to be less expensive over the life of the loan — because of differences in mortgage insurance premiums.

However, if you don’t have 5% to put down, an FHA loan with 3.5% down will most likely be cheaper than a conventional loan with only 3% down.

Some people will say that FHA loans have lower closing costs compared to conventional loans, but it’s actually that real estate agents, mortgage brokers and sellers can pay for the closing costs on the buyer’s behalf, at up to 6% of the new loan amount — double whata conventional loan allows.

Ultimately, you’ll want to talk to a local credit union or trusted mortgage broker to find out which option is best for you and your financial situation.

And remember: No matter which loan you start with, you can always refinance when interest rates drop and make extra principal payments to shorten your loan term. That’s how you’ll save the most money in the long run.

7 Black Friday Shoppers Tell Us What They Really Plan to Spend for Holidays

Cyber Monday still hasn’t killed Black Friday… at least not yet. This holiday season, it was estimated that 34 million people would shop in person on Thanksgiving Day, according to a survey by the National Retail Federation and Prosper Insights and Analytics. For Black Friday, that number was estimated at 116 million shoppers. And according to the survey, the average amount spent on holiday purchases will be a not-so-frugal $ 1,007.24. That’s 4.1% more than the average amount spent last year.

We decided to take our own kind of survey. It’s far from scientific, but we asked seven random shoppers why they gave up holiday time to search for deals in person. We also asked them about the best deal they found, and what their budgets are like this year. (We like budgets, after all.)

Here’s what they had to say.

I like to be done with Christmas shopping by Monday.

Why are you out shopping in person, rather than online?

I pretty much do all of my shopping here, other than a couple of items. All of my grocery shopping, everything, I can do at Target. I still like to touch everything and see everything in person. And I’d still rather give the stores the business than do a ton of online shopping. I want the stores to be here.

What is the best deal you found today?

Probably the iPhone deals with the gift card. They’re better than the actual carrier’s discounts. That’s what we’re here for. We’re waiting to get an iPhone 8 and a $ 150 gift card, zero down on the phone. The $ 150 gift card is worth being here for.

How much money do you plan to spend during Black Friday?

I don’t really have a budget. Probably with reason, I’ll spend about $ 1,000. We’re probably at about half of that right now, which is good.

The best deal I’ve found today are these movies: “Avengers: Infinity War,” “Black Panther” and “Coco.” They are $ 6.99.

Not much. Under $ 500.

I’m going to do both. Right now, we’re going to do little things. And on Cyber Monday, we’re going to do electronics. I went yesterday [on Thanksgiving Day], but it was kind of crowded. I thought today was going to be the better blockbuster, but yesterday was the better blockbuster.

This Fisher Price [Smart Home] I got for $ 30 cheaper than I saw in the competing store. Also, this Honda Ride On [Electric Bike]. The Fisher Price is $ 99 here. It was $ 129.99 at the competing store. The Honda Ride On was $ 59. The original price was $ 69.

How much money do you plan to spend during Black Friday?

Budget for toys: not over $ 500. Cyber Monday, I’ve got a little bit more of a budget.

I’m out shopping in person because I was in the area, and I thought I could get a better deal.

What is the best deal you found today?

This TCL TV for $ 400. I’ve been eying all the Black Friday deals. It was a doorbuster for Walmart and Target, but for some reason, I found it here for the same price and they didn’t have it as a doorbuster.

How much money do you plan to spend during Black Friday?

I plan to spend about $ 800. I’m buying a TV, a Samsung watch for my mom and a scooter thing for a kid — and it comes out to $ 800 altogether.

Why are you out shopping in person, rather than online?

Well, we don’t have a mall where we live, because we live on a tiny little island. So we wanted to see crowds and all of the decorations and all of the excitement. We live on St. Simons Island. We do some [shopping] online and some in the stores, just figure out what we need and the best deals we can find.

What is the best deal you found today?

The Disney Store had a lot of different things — animals, costumes for the different movies that they like. We were able to get a themed present, which they like, [for] about $ 50 each, two kids about $ 100. Probably full price, we would have spent $ 100 [or] $ 150 per kid. So it was definitely worth the sales.

How much money do you plan to spend during Black Friday?

Really, [I’m] just figuring out who I need what for and figuring out the best deals I can find. Stuff that they will like. [I don’t] really have a budget.

‘Making a Murderer: Part 2’ Creators Tell All: ‘What Happens When Injustice Is Exposed?’

Upon its premiere in late 2015, Netflix’s Making a Murderer became an instant phenomenon (and sparked a true-crime documentary renaissance) by bringing to national attention the plight of Manitowoc County, Wisconsin, residents Steven Avery and Brendan Dassey, who in 2005—shortly after Avery was released from prison after serving 18 years for a rape he didn’t commit—were charged with the murder of Teresa Halbach.

Filmed over the course of 10 years, during which time Avery and Dassey were convicted and sentenced to life in prison, Laura Ricciardi and Moira Demos’ series was an exhaustive examination of injustice, laying bare the devious motivations and tactics (including planting evidence and eliciting a false Dassey confession) used by state and law enforcement officials to put the men behind bars. Depressing and enraging in equal measure, it was an expert non-fiction exposé, as compulsively addictive as anything released during our modern binge-watching era.

Fans of Making a Murderer are thus thrilled by its return for an all-new 10-episode run—except, of course, that like its predecessor, the series continues to paint a portrait of the legal system that’s destined to infuriate. Charting Avery and Dassey’s attempts to exonerate themselves with the aid of new lawyers (famed attorney Kathleen Zellner for Avery; Center on Wrongful Convictions of Youth co-founders Laura Nirider and Steve Drizin for Dassey), Ricciardi and Demos’ follow-up affords a detailed look at the myriad obstacles of the post-conviction process, the amazing possibilities afforded by forensic science, and the dogged obstinacy of the state of Wisconsin, which continues to uphold Avery and Dassey’s convictions even in the face of contradictory evidence. Multifaceted, eye-opening and heartbreaking, it’s yet another must-see effort from the directors.

This Tool Will Tell You if Your Grocery Spending Is Actually Normal

Setting a monthly or weekly food budget can feel like a brain teaser.

How much did you spend last week? Is that normal for you? What did you get for the money? Is that a reasonable amount to spend? Is there a cheaper grocery store you should be going to? Is there room to cut back?

The list of questions to ask yourself can feel endless. And then there’s the work of actually sticking to the budget once it’s set. It can feel easier to just give up on the budget altogether.

But there’s a free resource from the U.S. Department of Agriculture that takes some of the guesswork out of it.

Each month, the department releases an updated breakdown of how much individuals and families should expect to spend on groceries at different budgets.

According to a 2007 report, the numbers provided by the USDA are based on how much people spend at the grocery store and assumes they cook all their meals at home. So your numbers will vary based on how much you eat at restaurants.

Note that while income plays a role in how much people spend on food, the USDA’s budget groups are based on spending habits, not income.

Here’s How Much the Most Frugal Grocery Shoppers Spend

On the low end of the spending spectrum are the “thrifty” and “low-cost” plans.

According to the USDA, the thrifty plan is a benchmark for people on the Supplemental Nutrition Assistance Program, the government program that provides low-income people with money to spend on food. This group represents the 25% of the country that spends the least on food.

The next 25% of the country is represented in the low-cost plan. Here, a single person between age 19 and 50 would be expected to spend between $ 48.20 and $ 55.50 at the grocery store each week.

Alternatively, a family of four — a man, a woman and two children between ages 2 and 5 — would spend around $ 166 each week or $ 719.10 each month.

Here’s How Much Big Spenders Drop On Groceries

The 50% of us who spend the most on groceries fall into the “moderate” and “liberal” categories.

Under the moderate plan, a person between 19 and 50 years old can expect to spend between $ 59.10 and $ 69.50 each week, while the liberal plan allots between $ 75.70 and $ 85.30 for people in the same age group.

Families of four with young children are expected to spend $ 204.90 or $ 253.90 per week for the moderate and liberal plans, respectively.

NYPD Detective Told Weinstein’s Alleged Victim to Delete Messages: ‘We Just Won’t Tell’ D.A.

The former lead detective in the Harvey Weinstein sexual-assault investigation told a woman who accused the movie mogul of rape to delete messages and data from multiple cell phones before giving them to prosecutors, according the Manhattan District Attorney’s Office.

The alleged victim did not delete the messages and alerted her attorney because she felt uncomfortable with the request, according to a letter the D.A.’s office was required to send Weinstein’s attorney and file in court. The letter was released publicly on Wednesday afternoon.

The woman, identified only as “Complainant 2,” is the subject behind three of the mogul’s five counts of sex-related offenses: predatory sexual assault, rape in the first degree, and rape in the third degree. Her accusations stem from an incident that allegedly took place in Weinstein’s hotel room in Manhattan on March 18, 2013.

Your Pharmacist Can Now Tell You If You’re Overpaying for Prescriptions

It just got easier for people to buy prescription drugs at the lowest price available.

On Wednesday, President Donald Trump signed legislation lifting contract clauses that have prevented pharmacists from informing patients they could pay less for prescription drugs by not using insurance, and paying the retail rate instead.

More than two dozen states had already enacted laws aimed at the “gag clauses,” as they’re referred to, according to the National Conference of State Legislatures’ Prescription Drug Resource Center. The clauses were included in contracts between pharmacies and some health insurers and pharmaceutical benefits managers to penalize pharmacists for speaking up.

The law Trump just signed was passed by Congress earlier this year with bipartisan support.

“It’s a matter of what’s fair for the patient,” said Will Edmiston, a pharmacist at Big Country Pharmacy in Abilene, Texas. “That’s what it should be about. Individuals have a right to know if there are cheaper alternatives.”

One word of caution: Just because pharmacists will now be able to give patients more information doesn’t mean they’ll all offer it up. It’s important for consumers to ask questions and advocate for themselves.

Millions of Americans Have Been Overpaying for Prescriptions

The University of Southern California’s Center for Health Policy and Economics found this year that in 23% of the claims it studied, patients overpaid. That’s 2.2 million cases of overpayment.

Another study by researchers at the Center for Health Policy and Economics and the University of Southern California, Los Angeles, found that in the first six months of 2013, Americans with Medicare coverage overpaid a total of $ 135 million, or $ 10.51 each.

Pharmacies collect patients’ copayments and forward them to pharmaceutical benefit managers, who reimburse the pharmacies at a negotiated rate. When a patient overpays, it means the copayment was larger than the negotiated reimbursement rate — sometimes more than the total cost of the drug.

The pharmaceutical benefit manager keeps the difference, and gag clauses in many pharmacists’ contracts prevented them from informing patients, researchers and consumer advocates say. Pharmaceutical benefit managers oversee most prescription drug benefits for insurers, employers and Medicare, according to AARP.

The overpayments contribute to people suffering medically as well as financially, the USC study found.

According to the USC study, Many US patients struggle to afford their out-of-pocket healthcare expenses, and cost-related medication non-adherence is common, leading to higher medical expenditures and poorer health outcomes.”
